Response to PDP Comments provided on January 15, 2016
Acknowledged. The applicant has further refined the architectural design by including the
building in a 3D model for staff review. This model shows how the proposed architecture is
compliant with the Timberline Center final plan approved in 2005. The architectural concept
includes both stucco and brick compliant with the Timberline Center final plan. It also
incorporates approved roofing materials. The applicant has reviewed the modelling effort with
Planning staff.
Overall, it is the intent of the applicant to provide architectural design that is not only consistent
with the Timberline Center final plan, but also creates a transition element to the south drawing
roof line concepts and more contemporary architecture from the Police Facility. The building
concept further looks to the historical, industrial use of the property providing clear story space
via the sharks-tooth roof line, numerous daylighting opportunities and energy efficient building
elements yet with contemporary design more consistent with the Police Facility. The building
begins a transition zone to the south against an undeveloped lot (possible future Bebe School)
and on to Nancy Gray Avenue and the Police Facility.
The building will offer operable windows, energy efficient building envelope, daylighting, brick
and stucco exteriors consistent with the Timberline Center final plan, exterior patios and
extensive landscaping.
Acknowledged. The landscaping plan has been updated and provides additional detail to
address this comment. A buffer of upright junipers, spruce trees and deciduous shrubs have
been shown.

Center standards. There are several spruce trees existing between the building and Timberline
Road. The landscape plan augments these with clusters of 3 spring snow crab apples.

The current plan allows for treatment of 75% of the site through LID measures. Please refer to
the drainage memorandum and utility plans.
Acknowledged. However, the applicant gained initial approval to install porous asphalt during
the PDP staff review hearing. We reserve the right to install this LID measure as a pilot project if
other LID options do not meet with City approval.

designed it did not contain any run on areas.

Comments 2, 3 and 4 above are acknowledged. A minor amendment has been submitted
simultaneously to this PDP resubmittal. Regarding comment No. 3, the site plan has changed
to accommodate the City’s request for connectivity to the lot to the south. As such, trees
cannot be included along the south property line. Regarding comment No. 4, the landscaping
plan table has been corrected.
