Topic: Building Elevations
01/12/2016: The architectural character of the Timberline Center was established
by approval of the final plan. (attached) Please conform with these guidelines.
Comment Number: 1 Comment Originated: 01/12/2016
Topic: Landscape Plans
01/12/2016: Please provide dense landscaping along the east side of your parking
lot to buffer the headlights from Timberline Road.
Comment Number: 2 Comment Originated: 01/12/2016
01/12/2016: The landscape plan should be consistent with the Timberline Center
which has tight clusters of Snow Crab Apple and Blue Spruce. The landscaping
along the Timberline Road frontage needs to be much denser. Please see redlines.

Topic: Site Plan
01/12/2016: The parking chart appears to be incorrect. According to my
calculations, the total minimum requirement is 21 spaces and maximum is 46
spaces. Also, the square footage does not total the 8361 s.f. as noted.
Comment Number: 1 Comment Originated: 01/12/2016
01/12/2016: The proposed Long-Term Parking Stalls are not appropriate for this
entire development proposal, perhaps only for the Office portion. Sec. 5.1.2 -
Long-term parking shall mean parking which has limited turnover during a normal
working weekday. Long-term parking includes employee-type parking or
residential-type parking.

Road. (Sheet 2)
Comment Number: 4 Comment Originated: 01/12/2016
01/12/2016: The Existing Conditions Sheet (Sheet 3) doesn't show the existing
blanket utility easement. The building envelope and blanket easement shows what is
being proposed with the replat.
Comment Number: 5 Comment Originated: 01/12/2016
01/12/2016: Will this development be removing & repairing the landscape islands
on Lot 2, Timberline Center, Second Filing? An offsite easement will be required to
perform the work.

01/12/2016: Show sidewalk width on Timberline Road
Comment Number: 7 Comment Originated: 01/12/2016
01/12/2016: Show and label all easements with labels. It is unclear where
easement boundary is to the west.
Comment Number: 8 Comment Originated: 01/12/2016
01/12/2016: The drainage memo indicates the parking to the north of the building
will be pervious pavers. Please change the Utility Plans (and other plans) to indicate
the pavers.
Comment Number: 9 Comment Originated: 01/12/2016
01/12/2016: Will the drainage along the south of the building include sidewalk
chases or will they be piped?
Comment Number: 10 Comment Originated: 01/12/2016
01/12/2016: Please take a look at the Overall Grading Plan sheet (Sheet 8). It looks
like there are a couple low spots that won't drain. Also, there are a couple spot
elevations that do not match the elevations that were approved for Lot 2, Timberline
Center, Second Filing.
Comment Number: 11 Comment Originated: 01/12/2016
01/12/2016: The proposed bio-swale to the south of the property needs to be in a
drainage easement. Currently it is within the building envelope. Please adjust the
boundary and plat to reflect this change.

01/12/2016: The slope and drainage easement at the southeast corner of the
property is no longer needed. Please adjust the plat to show the removal of this
easement. The blanket Utility, drainage, access & emergency access easement
can remain.

Topic: Lighting Plan
01/11/2016: For the LED Area Luminaire fixture, please use the 3000K version
instead of the 4000K version. Cooler color temperatures are harsher at night and
cause more disruption to circadian rhythms for both humans and wildlife.

Topic: General
01/13/2016: Primary power will be need to be fed from the three phase transformer
located at Burger King. This transformer and the electrical lines must be in a utility
easement. The location of this transformer needs to be determined to ensure that it
is currently in a utility easement. If it is not an easement will need to be obtained.
Comment Number: 1 Comment Originated: 01/13/2016
01/13/2016: Transformer and meter location needs to be coordinated with Light &
Power and shown on the drawings. Transformer must have an 8 feet front and 3
feet side/rear clearance. It must also be situated 10 feet of a drive over surface.
Comment Number: 2 Comment Originated: 01/13/2016
01/13/2016: A one-line diagram and Commercial Service form (C-1) must be
provided to ensure proper transformer sizing. A link to a C-1 form is below.

01/05/2016: MARKING
No Parking - Fire Lane signage is needed on the north side of the building. Please
add a sign detail and signage locations to the plan. Code language provided below.
> IFC503.3: Where required by the fire code official, approved signs or other
approved notices that include the words NO PARKING - FIRE LANE shall be
provided for fire apparatus access roads to identify such roads or prohibit the
obstruction thereof. The means by which fire lanes are designated shall be
maintained in a clean and legible condition at all times ad be replaced or repaired
when necessary to provide adequate visibility.

01/05/2016: FDC
Location of the FDC will be determined at time of building permit. Although typically
located on the street side of the building, it would make more sense to place it on
the west or north west corner. Code language provided below.
> IFC 912.2: Fire Department Connections shall be installed in accordance with
NFPA standards. Fire department connections shall be located on the street side of
buildings, fully visible and recognizable from the street or nearest point of fire
department vehicle access. The location of the FDC shall be approved by the fire
department.

01/05/2016: KEY BOXES REQUIRED
The location of the Knox Box will be determined at time of building permit. Code
language provided below.
> IFC 506.1 and Poudre Fire Authority Bureau Policy 88-20: Poudre Fire Authority
requires at least one key box ("Knox Box") to be mounted in an approved, exterior
location (or locations) on every new or existing building equipped with a required fire
sprinkler or fire alarm system. The box shall be positioned 3 to 7 feet above finished
floor and within 10 feet of the front door, or closest door to the fire alarm panel.
Exception can be made by the PFA if it is more logical to have the box located
somewhere else on the structure.

Topic: Erosion Control
12/28/2015: on the Erosion Control Plan (attached page 6 on the PDF). In looking at
the plans, a few rock check dams in the concrete pan to the east of the project
should be install as this is where the inlets from this construction site feed to and
would be a good location to have protected and to clean out any material that
inadvertently left the site.

Topic: General
01/12/2016: The LID techniques proposed to meet the City's LID requirement needs
to be determined before a public hearing. The current site plan only supports
porous pavement and other techniques would not coincide with the current site plan.
A bio-retention facility could not be accommodated with the current site plan.
Comment Number: 2 Comment Originated: 01/12/2016
01/12/2016: Porous asphalt is not an LID techniques that is supported by the City at
this time. Porous pavers is the only approved technique supported by the City at
this time.
Comment Number: 3 Comment Originated: 01/12/2016
01/12/2016: More clarification is required for the layout of the sub-basins. Basins 1
and 2 do not match with the grading between these two basins.
Comment Number: 4 Comment Originated: 01/12/2016
01/12/2016: Please clarify if any run-on area is being proposed onto the porous
pavement. It is unclear if flows from additional pavement (including off-site) will be
directed toward the pavers.
Comment Number: 5 Comment Originated: 01/12/2016
01/12/2016: Please include the City's standard LID table to document if the site is
meeting the LID requirement. Run-on area (maximum 3:1) onto the paver section
can be included in the calculation.
Comment Number: 6 Comment Originated: 01/12/2016
01/12/2016: The bio-swale at the southern edge of the site looks to be taking a large
amount of flow. The swale needs to be sized to treat the area draining to it. these
type of swales can not be counted as LID treatment unless they are sized
appropriately.

have jurisdiction to require a change), but something to think about.
