PROPOSED VARIANCE
Based on review comments from staff during the conceptual review phase, all off-street parking for multi-family
housing must be accessed off the alley at the rear of the property. Per the current layout, the main parking area
meets this requirement with seven (7) stalls total, including one handicapped accessible space. These seven
provide the minimum required per the land use code.
However, during the neighborhood meeting, concerns were raised about only meeting the minimum requirement
of seven (7) stalls even though there are eight (8) bedrooms proposed in the development. The neighbors
requested that we try to add one more stall to have one stall per bedroom.
Based on the neighbor’s request, we are proposing that we be allowed to keep the existing driveway at the
northeast corner of the site to serve the 3-bedroom unit in the existing house. The drive is served by an existing
concrete curb cut off Peterson Street that appears to be only a few years old.
