PLANNING OBJECTIVES
INTRODUCTION
The CNG Fueling Station is situated on LOT 1, LARIMER COUNTY SHOPS MINOR SUBDIVISION AND A
PORTION OF THE SOUTH HALF OF SECTION 12, TOWNSHIP 7 NORTH, RANGE 69 WEST OF THE
6TH P.M., CITY OF FORT COLLINS , COUNTY OF LARIMER, STATE OF COLORADO, or more
particularly located at the northeast corner of Vine Drive and Redwood Street
PROPOSED DEVELOPMENT
Lot 1is 1.24 acres, zoned Industrial (I) and is being created for a compressed natural gas (CNG) fueling
station, for both trucks and passenger vehicles/pick-up trucks. There will be three (3) truck islands under
one canopy, and two (2) passenger vehicle islands under another canopy as shown on the Site Plan. There
will also be a storage area for liquefied petroleum gas (LPG) in the northwest portion of the site. There will
be a block enclosure for compressors and fuel storage as well as a restroom facility to be constructed now.
The site will be operable 24-hours a day, 7 days a week, but will not have any on-site employees. Parking
spaces have been provided for electrical vehicle charging, operations and maintenance vehicles.
ACCESS POINTS
All traffic will enter Lot 1 off Redwood Street and Exit on Vine Drive. Signage and directional arrows will be
added to mark the entrance and exit.
PEDESTRIAN ACCESS
There is an existing 5’ detached sidewalk along Redwood Street, and a new 6’ detached sidewalk is
proposed within the limits of the East Vine Drive improvements. Pedestrian access to the equipment
enclosure is not being provided and is not necessary
BICYCLE ACCESS
No Bicycle access improvements are to be provided
UTILITIES
Water and wastewater utilities are being provided in accordance with City standards through connection to
adjacent public infrastructure.
STORMWATER COLLECTION
Stormwater detention and water quality treatment are being provided in accordance with City standards,
however care is taken to ensure that the proposed facility enhances the existing aesthetic and
environmental aspects of the area. The proposed detention area lies within existing and/or vacated right-of-
way not planned for utilization in other ways. This area currently serves as a drainage collection point for
the existing site, and contains a naturalized channel running through it. The channel will generally be
maintained in its current condition, with augmented landscaping and grading. Expanding the natural
characteristics and adding another layer of aesthetic experience to the area, which is highly visible to off-
site vehicular and pedestrian traffic.
Water and wastewater utilities are being provided in accordance with City standards through connection to
adjacent public infrastructure.
EASEMENTS
There are existing easements on the lot and a new Utility easement along East Vine Dr. frontage will be
added.
LANDSCAPING
The landscaping plan is designed per City of Fort Collins standards. The irrigation plan will be
design/build.
BUFFERING
The proposed site provides buffering and landscape along the western boundary and the southern
boundary.
OWNERSHIP
The ownership and maintenance is to be the responsibility of the individual lot owner. The ownership of all
the lots is intended to remain the responsibility of the current owner.
EMPLOYEES
The CNG fueling facility is unattended.
