This sidewalk has been provided internal to the parking lot with connections east and west as well. The parking lot and drive aisle design has been reconfigured. Please refer to the updated site plan. Understood. Understood. The proposed plan provides less impervious area than previously approved. The project includes LID provisions and is interested in demonstrating the use of porous asphalt to comply with the pervious area requirement. The use of porous asphalt is currently being studied by the applicant at the Connell Resources aggregate pit in Timnath. However, if the City changes, modifies or eliminates these regulations prior to approval of the project’s final plan, the applicant will expect relief from the requirements equal to what is approved by City Council at that time. Understood. However, the detention facilities for this project were previously permitted and approved. Understood. Understood. The project complies with the Foothills Basin Master Drainage Plan. A connecting sidewalk to Timberline Road has been provided. It has been shown on the site plan as 5-ft wide. There appears no solid justification for a 6-ft wide sidewalk which would support a large pedestrian movement presence. There is no need for a decorative railing adjacent to the detention pond. The slopes and grading is such that no drop offs exist. Also, existing evergreen plantings will provide a buffer between the sidewalk and detention pond. A connecting sidewalk is shown on the site plan to the west property line. Understood. Understood. Page 9 of 11 Understood. The replat (Timberline Center 2nd Filing) is complete. A copy of the revised plat is contained within this submittal. Another revised plat for Lot 1 (2nd Filing) will vacate portions of the previously dedicated easements. Understood.
