Recreational Marijuana Sales and Cultivation Facility Expansion

PLANNING OBJECTIVES

This project is to add recreational marijuana sales and cultivation and expand the
existing medical marijuana sales and cultivation facility at 6617 S College. The sales
area will add 1,639 SF to an existing 1,232 SF area for a total of 2,871 SF area. This
area will provide sales for medical marijuana and will also add recreational sales. These
areas will be separated and the layout will follow all local and state regulations. A 3,011
SF addition to the existing grow barn is also proposed. The sales area and grow area
will also be interconnected. This will provide a 7,034 SF facility. A 1-hour separation will
divide the total area into two spaces under 5,000 SF. This will allow for compliance with
Poudre Fire Authority's maximum allowed area for non-sprinkled buildings.
The existing Kind Care of Colorado wood-framed, single-story building will remain and
will retain it's existing character in exterior elevation. The existing painted lap siding and
asphalt shingle roof will be replaced with materials to match the exterior facade of the
adjacent barn. All lap siding reveal, color, asphalt shingle roof along with window and
door trim will be consistent around the entire perimeter of the new/existing building.
Both buildings are proposed to have exterior building mounted lighting. There are no
free-standing site lighting poles as a part of this development. Additional parking lot
landscaping is incorporated with the new parking layout.
Kind Care of Colorado is open seven days a week. Their business is open at 10:00 am
and closes at 7:00 pm on Monday through Friday and the close at 6:00 pm on Saturday
and Sunday. With the building expansion, the total number of employees will be 7
employees each day. It is anticipated that between 50 - 75 customers will visit each day
along with 4 vendors. At one time, there is generally 3 - 4 customers on site.
The property is currently not platted and will be platted and subdivided into three
individual properties with this site development process. The current property owner,
Mark Dings, leases the existing buildings to two companies, Kind Care of Colorado and
Allied Insulation. The property owner is responsible for all maintenance.
