CHARACTER. THE HARMONY AND STRAUSS CABIN CONVENIENCE SHOPPING CENTER WILL INVITE THE USER WITH SHADE,
TEXTURE AND COLOR FROM THE NATIVE ENVIRONMENT, WHILE REMAINING CONSISTENT WITH THE FORT COLLINS, HARMONY
CORRIDOR PLAN. OUR DRIVING GOALS ARE FOR PEOPLE TO EXPERIENCE THE RIVER VALLEY CHARACTER, ENJOY RESPITE FROM
WESTERN SUNLIGHT AND SOFTEN THE IMPACT OF BUILT ELEMENTS WITHIN THE LANDSCAPE FOR A COMPLETE AND IMMERSIVE
EXPERIENCE.
THE PLANT PALETTE IS BASED ON BOTH RIPARIAN, XERIC AND NATIVE PLANTINGS PRODUCING A RIVER VALLEY FEEL
THROUGHOUT THE ENTIRE SITE. THESE PLANTINGS INCLUDE: LANCELEAF, PLAINS COTTONWOODS, DWARF ARCTIC WILLOW AND
NATIVE GRASS SEEDING. NATIVE AREAS WILL TRANSITION INTO A MORE TRADITIONAL LANDSCAPE AS PEOPLE MOVE INTO THE
CENTER'S INTERIOR . HOWEVER, IT IS IMPORTANT TO NOTE, NATIVE SPECIMENS WILL STILL BE USED FOR THE DEVELOPMENT'S
INTERIOR LANDSCAPE BUT WITH A MORE JUDICIOUS MIX OF XERIC PLANTINGS SUCH AS BUR OAK, HACKBERRY, SENSATION
BOXELDER AND HONEYLOCUST. ORNAMENTAL TREES CONSISTING OF BIGTOOTH MAPLE, CRABAPPLES AND CAPITOL PEARS WILL
PROVIDE SPRING BLOOM AND FALL INTEREST. HARDSCAPES WILL BE SOFTENED WITH A MIX OF NATIVE AND DROUGHT
TOLERANT SHRUBS, PERENNIALS AND GRASSES. SHRUB SELECTIONS TO BE SERVICEBERRY, CURRANT, NINEBARK AND
BUTTERFLY BUSHES. PERENNIALS, INCLUDING, BLACK EYED SUSAN'S, SAGE, SNOW-IN-SUMMER AND RUSSIAN SAGE, WILL
PROVIDE SPRING, SUMMER AND FALL COLOR. GRASSES SUCH AS INDIAN GRASS, TUFTED HAIR GRASS AND SWITCH GRASS
MASSINGS WILL CONTINUE THE RIVER VALLEY FEEL THROUGHOUT THE DEVELOPMENT'S INTERIOR.
THIS PROJECT DOES PRESENT ENGAGING OPPORTUNITIES. WHILE THE LANDSCAPE PLAN WILL BE STRUCTURAL BY
DEFINITION, WE FEEL IT IS VITAL TO PRESERVE THE VALUE AND CONTEXT OF THE POUDRE RIVER CORRIDOR THROUGHOUT THIS
SITE. WE ARE KEENLY AWARE OF BALANCING A RIVER VALLEY PLANTING CONCEPT AND PROVIDING CORRIDORS OF VISIBILITY
FROM HARMONY ROAD AS A WAY TO INVITE PEOPLE INTO THE SHOPPING SPACE. FINALLY, WE UNDERSTAND THIS SPACE WILL
ACT AS A GATEWAY INTO OUR FORT COLLINS COMMUNITY AND SHOULD PROVIDE AN IMPACT BEYOND A VISIT TO THIS

Tree Transplanting notes:
1. All trees to be reviewed and evaluated by the

are scheduled for removal are able to be
transplanted, or trees scheduled for
transplanting need to be removed, please
contact the Landscape Architect for
coordination. Any changed to the tree

shall be accounted for in the the projects tree
mitigation.
2. Timing of season, transplanting technique
and aftercare including watering shall follow
recommendations of a qualified tree

provided to the City Forester prior to any tree
transplanting.

5. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE DURING CONSTRUCTION

8. TREES SHALL NOT BE PLANTED CLOSER THAN 4 FEET TO ANY GAS LINE, 6 FEET FROM ANY
WATER OR SEWER SERVICE LINE, 10 FEET TO ANY WATER OR SEWER MAIN, AND NOCLOSER
THAN 8 FEET TO A DRIVEWAY OR ALLEY. A HORIZONTAL DISTANCE OF 40 FEET BETWEEN
STANDARD STREET TREES AND STREET LIGHTS AND 15 FEET BETWEEN ORNAMENTAL TREES
AND STREET LIGHTS SHALL BE MAINTAINED. TREES SHALL NOT BE PLANTED ANY CLOSER
THAN 20 FEET FROM A TRAFFIC CONTROL SIGN OR DEVISE.
9. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL THAT IS REMOVED DURING CONSTRUCTION
ACTIVITY SHALL BE CONSERVED FOR LATER USE ON AREAS REQUIRING REVEGETATION AND
LANDSCAPING.
10. CONTRACTOR IS RESPONSIBLE FOR SETUP OF BARRICADES, WARNING SIGNAGE, OR OTHER
PROTECTIVE DEVICES IF ANY EXCAVATIONS ARE LEFT EXPOSED AFTER ON-SITE WORK
HOURS.
11. IT IS THE CONTRACTOR'S RESPONSIBILITY TO ACQUIRE ALL NECESSARY PERMITS FOR
CONSTRUCTION OPERATIONS IN PUBLIC RIGHTS-OF-WAY.
12. PRIOR TO INSTALLATION OF PLANT MATERIALS, THE SOIL IN ALL LANDSCAPE AREAS,

NOT LESS THAN EIGHTEEN (18) INCHES AND SOIL AMENDMENT SHALL BE THOROUGHLY

TILLING, DISCING OR OTHER SUITABLE METHOD, AT A RATE OF AT LEAST THREE (3) CUBIC

AREA.
13. EXISTING TREES SHOWN ON THIS PLAN ARE TO BE PROTECTED IN PLACE. SEE THE TREE
MITIGATION PLAN FOR SPECIFIC PROTECTION REQUIREMENTS. ALL TREE TRIMMING AND
REMOVAL IS TO BE PERFORMED BY A LICENSED FORT COLLINS ARBORIST PER THE CITY OF

1. A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS AS NOTED ON THIS PLAN ARE
PLANTED, PRUNED OR REMOVED ON THE PUBLIC RIGHT_OF_WAY. THIS INCLUDES ZONES BETWEEN THE SIDEWALK AND CURB,
MEDIANS AND OTHER CITY PROPERTY. THIS PERMIT SHALL APPROVE THE LOCATION AND SPECIES TO BE PLANTED. FAILURE TO
OBTAIN THIS PERMIT MAY RESULT IN REPLACING OR RELOCATING TREES AND A HOLD ON CERTIFICATE OF OCCUPANCY.
2. CONTACT THE CITY FORESTER TO INSPECT ALL STREET TREE PLANTINGS AT THE COMPLETION OF EACH PHASE OF THE
DEVELOPMENT. ALL TREES NEED TO HAVE BEEN INSTALLED AS SHOWN ON THE LANDSCAPE PLAN. APPROVAL OF STREET TREE
PLANTING IS REQUIRED BEFORE FINAL APPROVAL OF EACH PHASE.
3. STREET TREES SHALL BE SUPPLIED AND PLANTED BY THE DEVELOPER USING A QUALIFIED LANDSCAPE CONTRACTOR.
4. THE DEVELOPER SHALL REPLACE ALL DEAD AND DYING STREET TREES AFTER PLANTING UNTIL FINAL MAINTENANCE
INSPECTION AND ACCEPTANCE BY THE CITY OF FORT COLLINS FORESTRY DIVISION. ALL STREET TREES IN THE PROJECT MUST
