The new parking areas are required a 5ft landscape setback. This can be reduced through additional screening. It is suggest a 3ft wrought-iron fence with vegetation could provide adequate screening. What screening of the vehicle use area along the north property line is included? Page 1 of 5 Topic: General 03/18/15: The applicant will need to get an access permit from CDOT for the existing driveway prior to starting the driveway work. 09/01/14: Since the driveway will not be closing the applicant will need to work with CDOT regarding a new/updated access permit for this driveway. The driveway shall be a one way driveway and that needs to be noted on the site plan and appropriate signage shown to be installed on the plans, so it is clear that cars are not to enter from the wrong way. 07/15/2014: For the driveway closure: The applicant will need to get an access permit from CDOT for the closure (no cost). The driveway cut would need to be replaced along College Ave with vertical curb and gutter. The parking stall just to the west appears to be less than 3 feet from the tree. The extent of the pavers near this tree is not very not clear. Please review these conflicts and consider if the parking stall can be shifted to the west or possibly not included to provide better protection to the tree. The City Forester is available to meet on site if needed to help evaluate. Mitigation trees need to be upsized, and in the case of Yellowwood which is an ornamental tree the mitigation size is 2.5 inch caliper. The property also has been evaluated as qualifying for National and State Register listing by History Colorado. 07/07/2014: This property currently is under consideration by the Landmark Preservation Commission and Council for Fort Collins Landmark designation. The property has previously been found to be eligible for local designation for both its architecture and historical associations. The property is also likely to be eligible for listing on both the State and National Registers. If additional electrical capcity is needed beyond single phase, 150 amps service then system modification charges will apply. Brad March has indicated that there is currently a 70 amp breaker panel but they may need to go up to 200 amps of service to handle air conditioning but assumes they can do this with the single phase service. If three phase service is needed easements may be needed. I didn't see it in the packet. This permit will be needed to be completed before the applicant can use the driveway in the manner shown. 09/02/2014: Since the shared drive concept is abandoned, the existing drive will be used. CDOT appears to be supportive of this. The drive needs to be one way (inbound only), and a change in use permit will be needed from CDOT. 07/16/2014: The shared driveway off College Avenue needs to function as an appropriate high volume drive that accesses a state highway. If it's being used for 2-way traffic, it would need to accommodate 2-way traffic for at least some distance from street.
