to contain this name as well. The project name and that contained on the plans needs to be
consistent.

09/01/14: This is labeled on the plans. Additional information on the dedication process and cost can
be found at: http://www.fcgov.com/engineering/devrev.php The deed will need to be finalized and
accepted prior to final approval of this project. 07/15/2014: Additional right-of-way needs to be
dedicated along the frontage of the property. I don¿t know exactly how much is to be dedicated, but
want right-of-way so that there is 17 feet from the existing flowline of the street. The distance allows for
the future parkway and detached sidewalk that is a part of the college avenue cross section.

09/01/14: The plans don't show any sidewalk changes. 07/15/2014: The existing sidewalk is narrow
and can either be widened by adding onto this sidewalk (minimum addition is 4 feet in width) or the
sidewalk can be detached along the property¿s frontage (6 foot detached). Either way we can work
the sidewalk around the existing trees.

09/01/14: Since the driveway will not be closing the applicant will need to work with CDOT regarding a
new/updated access permit for this driveway. The driveway shall be a one way driveway and that
needs to be noted on the site plan and appropriate signage shown to be installed on the plans, so it is
clear that cars are not to enter from the wrong way. 07/15/2014: For the driveway closure:
The applicant will need to get an access permit from CDOT for the closure (no cost).
The driveway cut would need to be replaced along College Ave with vertical curb and gutter.

meet ADA standards and if it does meet ADA standards then it needs to be reconstructed. A note
needs to be added to the plans identifying that the driveway needs to meet ADA standards and if it
doesn't, it needs to be reconstructed to meet ADA standards.

Number 1:
Please specify the species of the trees to be planted along College. Size should be indicated as 2.0
inch caliper. For mitigation for the spruce removal one should be specified as 3.0 inch caliper.
Number 2:
Thank you for the information that Kincaid Tree Service had evaluated the Cottonwood. Please confirm
that there recommendation was to retain the tree.
Number 4:
Please add the tree inventory table to the site plan. For spruce number 2 indicate that the mitigation
would be 1 tree. For number 7 the area where the volunteer trees are located could be shown with a
line generally surrounding the border of the grove.

The current plan shows the alternate trash enclosure location at the large cottonwood at the SE corner
of the site. The parking stall just to the west appears to be less than 3 feet from the tree. The extent of
the pavers near this tree is not very not clear.
Please review these conflicts and consider if the parking stall can be shifted to the west or possibly
not included to provide better protection to the tree. The City Forester is available to meet on site if
needed to help evaluate.

and Council for Fort Collins Landmark designation. The property has previously been found to be
eligible for local designation for both its architecture and historical associations. The property is also
likely to be eligible for listing on both the State and National Registers.

09/03/2014: FIRE LANES
The issue of fire access to this property needs to be revisited. It's now my understanding the proposal
to share a drive aisle with the commercial property to the south has been rescinded and fire access
will need to be achieved on-site as we cannot take access off of College Ave. Please contact me to
discuss this further. Code reference provided below.
IFC 503.1.1: Fire Lanes shall be provided to within 150' of all portions of the building, as measured by
an approved route around the exterior of the building. When fire lanes cannot be provided, the fire
code official is authorized to increase the dimension of 150 feet if the building is equipped throughout
with an approved, automatic fire-sprinkler system.

09/02/2014: Since the shared drive concept is abandoned, the existing drive will be used. CDOT
appears to be supportive of this. The drive needs to be one way (inbound only), and a change in use
permit will be needed from CDOT.
07/16/2014: The shared driveway off College Avenue needs to function as an appropriate high volume
drive that accesses a state highway. If it's being used for 2-way traffic, it would need to accommodate
2-way traffic for at least some distance from street.

06/30/2014: The diaginol parking will require some of the spaces to "pass through" on to the adjoing
lot as vehicles parked in the three spaces to the west of the designated "pass through" should not
have to back up to through the lane to pull forward throught the pass through. In addition the
designated pass through area doesn't appear to be wide enough as a one way isle width should be at
least 12' wide.

06/30/2014: The handicap space is unsufficient in width. Even with one HC space it should be a
minimuim of 8' wide and another 8' of a hatched out area for access out and into a van.
