RE: March, Olive, & Pharris, LLC Law Offices, PDP140008, Round Number 1 Page 1 of 6 07/15/2014: Additional right-of-way needs to be dedicated along the frontage of the property. I don’t know exactly how much is to be dedicated, but want right-of-way so that there is 17 feet from the existing flowline of the street. The distance allows for the future parkway and detached sidewalk that is a part of the college avenue cross section. Comment Number: 2 Comment Originated: 07/15/2014 07/15/2014: The existing sidewalk is narrow and can either be widened by adding onto this sidewalk (minimum addition is 4 feet in width) or the sidewalk can be detached along the property’s frontage (6 foot detached). Either wa y we can work the sidewalk around the existing trees. Comment Number: 3 Comment Originated: 07/15/2014 07/15/2014: The shared driveway. Is this to be considered a one-way driveway? If not will probably need to widen the driveway some. Need an access that works and as shown the driveway is narrow for a 2-way driveway. The standard for a 2-way driveway is 24 feet minimum. What is the driveway width and what can be achieved? It is not very clear how the access will work and the parking for this site and the adjacent site will be accessed. Comment Number: 4 Comment Originated: 07/15/2014 07/15/2014: Add the following note to the site plan. Damaged curb, gutter and sidewalk existing prior to construction, as well as streets, sidewalks, curbs and gutters, destroyed, damaged or removed due to construction of this project, shall be replaced or restored in like kind at the Developer’s expense prior to the acceptance of completed improvements and/or prior to the issuance of the first Certificate of Occupancy. The limits of the repairs will be identified in the field by the City Engineering Inspector prior to and over the course of the project and will not be shown on the plans. Comment Number: 5 Comment Originated: 07/15/2014 07/15/2014: For the driveway closure: The applicant will need to get an access permit from CDOT for the closure (no cost). The driveway cut would need to be replaced along College Ave with vertical curb and gutter. Comment Number: 6 Comment Originated: 07/15/2014 07/15/2014: For the shared driveway: CDOT would need to issue a new permit for the additional traffic to the existing access. The permit would be written to both property owners unless there’s an easement or some other kind of document ensuring that the new business would have access. Two skyline Honeylocust 2.0 inch caliper could be labeled on the plan as the replacement trees. Comment Number: 1 Comment Originated: 07/16/2014 07/16/2014: Add the tree protection specifications found in LUC 3.2.1 G 1-7 Comment Number: 2 Comment Originated: 07/16/2014 07/16/2014: Please provide a copy to the City Forester and project planner of the written aerial tree evaluation with recommendations that was discussed at the site meeting for the Cottonwood at the southeast corner and west most spruce. The aerial evaluation should be conducted by a licensed and certified arborist using a bucket truck or climber to examine the upper portion of these trees. The report can be used to determine what action should be taken on the spruce and cottonwood. If the spruce is recommended for removal then planting a replacement spruce in that area would help keep the original planting scheme. After the evaluation is complete the action that would be taken on these two trees can be finalized on the plan and its tree inventory. Comment Number: 3 Comment Originated: 07/16/2014 07/16/2014: The following is the tree inventory information that could be placed on the plan. It would be good to specify how that would be done. The permeable pavers used are very good treatment over roots. Minimizing any excavation into the root system will be an important part of their installation. Please provide more information on where vehicles will access site (shared drive, alley etc?) and how they will move around the site. The pass through appears very narrow. Comment Number: 1 Comment Originated: 07/16/2014 07/16/2014: The shared driveway off College Avenue needs to function as an appropriate high volume drive that accesses a state highway. If it's being used for 2-way traffic, it would need to accommodate 2-way traffic for at least some distance from street. Comment Number: 2 Comment Originated: 07/16/2014 07/16/2014: Transportation Planning staff notes that the sidewalk along College needs improvements - although it can likely stay attached much like other properties in the area, it will need to be widened. Comment Number: 1 Comment Originated: 06/30/2014 Topic: Site Plan 06/30/2014: Is there a handicap ramp proposed? Please show location if so. Comment Number: 2 Comment Originated: 06/30/2014 06/30/2014: The diaginol parking will require some of the spaces to "pass through" on to the adjoing lot as vehicles parked in the three spaces to the west of the designated "pass through" should not have to back up to through the lane to pull forward throught the pass through. In addition the designated pass through area doesn't appear to be wide enough as a one way isle width should be at least 12' wide. Comment Number: 3 Comment Originated: 06/30/2014 06/30/2014: The handicap space is unsufficient in width. Even with one HC space it should be a minimuim of 8' wide and another 8' of a hatched out area for access out and into a van. Comment Number: 4 Comment Originated: 06/30/2014 Page 6 of 6
