An access easement is needed for the sidewalk/ path that is located along the east edge of the property. RESPONSE: Added barricades. 2 at sidewalk – bulb widening and nw corner of Brookfield and Precision Drive Comment Number: 8 Comment Originated: 08/04/2015 08/04/2015: You have several locations in which you have a sidewalk chase and are also showing another sidewalk connecting in perpendicularly at this point. I would like to see a detail of how you propose to do this. The sidewalk chases widen out and I want to see what you are proposing for joints and limits of sidewalk chase cover and pan leading into the sidewalk chase. RESPONSE: Detail has been added. This seems very straight forward with a transition from a pan to a curb in 9’, just have to increase the flowline slope. We will be leaving the 2’ pans in behind the chases that are flowing into the site. If we don’t the landscapers will block the opening with turf or rock as is typical with all sidewalk culverts. Comment Number: 9 Comment Originated: 08/04/2015 08/04/2015: I see 3 locations where flows will be going off of the street and onto the site through a sidewalk chase. When water exits a street and enters a site a concrete sidewalk chase needs to be used and these are typically at least 4 feet wide. They need to be shown and labeled appropriately on the plans. RESPONSE: We are proposing to use concrete sidewalk culverts for capturing street runoff. We are proposing these to be 2’ instead of 4’ because we do not want the entire major storm to enter the site from the street. These are intended to be first flush LID conveyance and not full storm conveyance. These are labelled on the HC plan sheets. There are two other locations where ramps need to be provided on the other side of the street where you are proposing a ramp on one side. Any ramp must have an opposing ramp. Comment Number: 16 Comment Originated: 08/04/2015 08/04/2015: The underdrain. I need a report or letter on this identifying that the size is correct and it will work to tie into this system. I couldn’t find anything in our files regarding the original design of this system. There needs to be a cap at the end of the line. Additional notes need to be added to the plans providing information and detail on the design. I taped a copy of the notes that were used on another recent project that shows what I am looking for. RESPONSE: Please see the included letter. We are responding with a justification but are not re- evaluating the overall subdivision as that was designed by others. A cleanout is added at the end. Due to the acceptance of other PVC utilities it appears that PVC is an acceptable material in City Right of Way and was chosen for this reason. Department: Environmental Planning Contact: Rebecca Everette, 970‑416‑2625, reverette@fcgov.com Topic: General Comment Number: 1 Comment Originated: 08/05/2015 08/05/2015: An updated Ecological Characterization Study is required by Section 3.4.1 (D)(1) as the site is within 500 feet of a known Fossil Creek Reservoir Inlet Canal). Please note the buffer zone standards range from 50 100' for these features, as identified in Section 3.4.1(E) of the Land Use Code, as you proceed with your site design process. Please note that the Ecological Characterization Study will be due a minimum of 10 days prior to your next submittal. RESPONSE: ECS has been submitted Comment Number: 2 Comment Originated: 08/05/2015 08/05/2015: The ECS should include identification of any wetlands and fox/coyote dens, in addition to other natural habitat features. A wetland and potential fox den were identified in the 2000 ECS. The standard buffer for wetlands (<1/3 acre) and fox dens is 50 ft.
