The following letter is my evaluation of the traffic impacts associated with the proposed conversion of
an existing 975 SF single family home to a professional office use at 420 Lilac Lane, Fort Collins, CO.
The proposed professional office will be used for an internal accounting business with 3 employees
plus 1 client visit per day. Per the Institute of Transportation Engineer’s (ITE) Trip Generation, 9
th
Edition, the existing single family home is anticipated to generate approximately 10 daily weekday
trips (ITE Code 210). Additionally, the proposed professional office use is anticipated to generate
approximately 11 daily weekday trips (ITE Code 715). Therefore the proposed increase in traffic from
the proposed conversion of the existing single family home to a professional office use is negligible
and the existing transportation facilities are sufficient to accommodate the proposed land use.
