plan indicates the parking requirement was calculated for 10 employees.The
project should provide 13 spaces per the project narrative.Please reconcile this
difference.
The parking summary on sheet A1 the architectural site plan has
been modified to address 17 employees at .5 per employee
minimum. The will allow us to provide 9 required spaces and is
consistent with the project narrative.

along both Red Cedar Circle and Conifer Street in order for the sidewalk installed
along both streets (to the collector standard with an 8 foot parkway and 5 foot

easement behind the new rightofway is required in order to ensure a total of a 9

07/07/2015:City Engineering Capital Projects has done some recent work in the
area.This includes the installation of a new storm line running along the north side
of Conifer Street abutting the property and an inlet installed abutting the property just
east of the alley.The Engineer should have this information included on the plan set
(especially with the utility connections shown now crossing the new line).Interwest
(Bob Almirall)can provide the information for inclusion into the civil design for this
project.
The new information is shown on the plans, unfortunately we were not able to
benefit from the new storm line and the pond design remains essentially the
same.

07/07/2015:The sidewalk north of the driveway out to Red Cedar Circle should be
built as detached from the street to have it aligned with the detached sidewalk along
the south side of the driveway,and to additionally ensure that the drive approach can
be built with a radius style driveway (Type III)as required in LCUASS.
The detached sidewalk has been realigned and the sidewalk north of
the drive entry has been reconfigured to tie into the existing
sidewalk to the North of the driveway.

The access ramp at the corner of Red Cedar Circle and Conifer
Street was modified to face directly east with the truncated domes
placed perpendicular to the line of travel. A receiving ramp has also
been added to the drawings at the northeast corner of Red Cedar
Circle and Conifer Street intersection.

07/07/2015:The access ramp at the alley should be shown continuing directly west
and in the same alignment without the curve as the overall sidewalk along Conifer
Street.Note that the City project will be looking to have the sidewalk and access
ramp built west of the alley to match in alignment with the 8 foot parkway and 5 foot
detached sidewalk.(Also,note that there isn't an existing curb opening at the corner
of this intersection as shown on the plans.The curb return for the alley was rebuilt
as part of the City project.)
The access ramp has been reconfigured as requested.
07/07/2015:Does the new inlet installed east of the alley abutting the property afford
any additional option for design that wasn't available previously?Perhaps a pond
design that could negate the need for the modular block wall,which is awkward in
an existing utility easement?Additional parking could be provided if desired/needed?
The inlet does not negate the need for the wall the site is very constrained and
additional depth in the pond will not resolve the pond configuration.

Fort Collins Street Tree List. Change the Triumph Elms to Accolade Elm which is
on the street tree list.

An aspen tree is shown along Conifer Street very close to the sidewalk.It appears to
be about 2 feet from the walk and will cause a conflict as it grows.Position this tree
further away from the sidewalk at 4 feet or more.Increasing the width of the planting
bed could accommodate repositioning the location of the aspen.
This tree has been removed from the landscape plan.

Two Crimson Sentry Maple trees are proposed in parking lot peninsula areas.
Norway Maples don’t typical survive long term or thrive in hot exposed locations.
Consider using Crimson Spire Oak in place of the Crimson Sentry Maple for a tree
of similar shape and that is better adapted to this location.
These trees have been replaced with Crimson Spire Oak.

Show locations of street lights and stop signs and position street trees to meet Land
Use Code separation standards.Street trees should be at least 20 feet from stop
signs.Street tree placement by any City street light should be as follows.
Canopy shade trees 40 feet from street light
Ornamental trees 15 feet from street light
The stop sign and street light are now shown and the street tree locations have
been adjusted.

The first street tree from the corner along Conifer Street is quite close to the corner.
Evaluate sitedistance issues for positioning this tree further away from the corner.It
appears it should be placed at least 10 feet or more further to the west.Evaluate by
contacting the City Traffic Department for their direction.

PreSubmittal meetings are offered to assist the designer/builder by assuring,early
on in the design,that the new commercial or multifamily projects are on track to
complying with all of the adopted City codes and Standards listed below.The
proposed project should be in the early to middesign stage for this meeting to be
effective and is typically scheduled after the Current Planning conceptual review
meeting.Applicants of new commercial or multifamily projects are advised to call

Fire access is required to within 150' of all portions of the building.Based upon building
footprint and location,an Emergency Access Easement is required.Code language

>IFC 503.1.1:Approved fire Lanes shall be provided for every facility,building or portion
of a building hereafter constructed or moved into or within the jurisdiction.The fire
apparatus access road shall comply with the requirements of this section and shall
extend to within 150 feet of all portions of the facility and all portions of the exterior walls
of the first story of the building as measured by an approved route around the exterior of
the building or facility.When any portion of the facility or any portion of an exterior wall of
the first story of the building is located more than 150 feet from fire apparatus access,
the fire code official is authorized to increase the dimension if the building is equipped
throughout with an approved,automatic
firesprinkler system.
FIRE LANE SPECIFICATIONS
A fire lane plan shall be submitted for approval prior to installation.In addition to the
design criteria already contained in relevant standards and policies,any new fire lane
must meet the following general requirements:
>Shall be designated on the plat as an Emergency Access Easement.
>Maintain the required 20 foot minimum unobstructed width &14 foot minimum
overhead clearance.
>Be designed as a flat,hard,allweather driving surface capable of supporting 40
tons.
>Deadend fire access roads in excess of 150 feet in length shall be provided with an
approved area for turning around fire apparatus.
>The required turning radii of a fire apparatus access road shall be a minimum of
25 feet inside and 50 feet outside.Turning radii shall be detailed on submitted plans.
>Be visible by painting and/or signage,and maintained unobstructed at all times.
>Additional access requirements exist for buildings greater than 30' in height.Refer to
Appendix D of the 2012 IFC or contact PFA for details.

SECURITY GATES
>IFC 503.6:The installation of security gates across a fire apparatus access road shall
