OVERVIEW
This traffic generation memo is prepared to accompany the Administrative (Type I) review application for the
Christian Brothers Automotive facility proposed at 102 Fossil Creek Parkway, Fort Collins, Colorado. This
memo provides an overview of the anticipated traffic generation associated with this site.
BACKGROUND
The site is located between the South College Avenue and Fossil Ridge Drive. The proposed facility will
be located on a vacant lot between an existing Discount Tire store and a commercial strip mall. All
adjacent roadways are paved and Snead Drive is to be extended to connect to Fossil Creek Parkway with
this development.
Access to the site is via two locations. The first is an existing full movement access off of Snead Drive
that is shared between the proposed development and an existing use adjacent to and north of the
development. The second access is a relocated access off of Fossil Creek Parkway. The access is a full
turn movement access with a left turn lane that will be relocated to the east to accommodate the
proposed site layout. This relocation is desirable also because the existing turn lane is not a desirable
distance from the College Avenue intersection.

The purpose of this development is to operate a light automotive service and repair facility that will
have a building with an approximate area of 4,600 SF and associated parking and landscaping
improvements. The site will utilize 27 parking spaces to accommodate an estimated 10 to 20 vehicle
repairs a day. An average of five employees will report to the site each work day.
TRIP GENERATION
Operational Traffic
The Institute of Transportation Engineers (ITE) manual on Trip Generation, 9th Edition, (see attached
excerpt) was referenced to approximate the anticipated trip generation related to the proposed use.
The ITE manual provides guidance on trip generation based on a common parameter. For the proposed
use, the average generation in the AM Peak Hour is 2.25 trips per 1,000 SF of leasable square footage
and the PM Peak Hour is 3.11 trips per 1,000 SF of leasable square footage. Approximate trips were
rounded up to the nearest whole number. The ITE manual also predicts the percent of trips that are
entering vs. exiting. The following table depicts the anticipated trip generation for the operation based
on the above referenced average trip generation rates per 1,000 SF of leasable area:

CONCLUSION
The proposed use off of Fossil Creek Parkway is an infill project between two existing uses. The adjacent
roadways appear to be functioning well and the area is clearly planned to accommodate similar uses. This
project will complete Snead Drive to connect to Fossil Creek Parkway and will enhance circulation and
provide a route for more convenient and safe turning movements. The existing full turn movement from
Fossil Creek Parkway is being moved eastward, which will enhance movement safety and visibility. The
proposed trip generation associated with this site should not create a hazard or unreasonable conflicts.
