Tree stocking can be met by planting canopy shade trees at 30-40' intervals or ornamental trees at 20-30'
intervals. Foundation plantings could consist of turf or short prairie grasses and a mix of shrubs/ground
cover.
It appears a utility easement to the north of the building may be in conflict with plantings; if this is the case,
an alternate location could be found on the south side of the building.

maximum required. Minimum is 0 and maximum is 5 (based on .75 spaces per employee; rounding up from
4.5 for 6 employees).
- Please identify the location of any existing or proposed exterior lights.
- Show the northern-half of the building on the property to the south and the paved area in between the two
buildings. Dimension the area between the proposed parking stalls and the building to the south (refer to
redlines).

If there is an increase in capacity then this will most likely require an existing open delta bank to be
upgraded to a three phase transformer which will affect the neighbor to the south. That would depend on
their approval, if their even able to switch to a different configuration. The other option is to re-feed the
building with a new dedicated transformer placed on this property. To do that we need to know if there is a
right of way along the front lot of 5616 S. College Ave as well as this site.

02/04/2015: WATER SUPPLY: The building is expected to meet current fire code requirements through
the change of use. As such, a fire hydrant is required within 300' of the building. The existing utility
infrastructure does not support code compliance with this section of the code and the Poudre Fire Authority
is asking that the building have a 1-hour wall, fire separation in lieu of adding a hydrant. Another option
would be to install a fire sprinkler system to the building. If fire separation is used, the containment
construction shall be reviewed and approved by the Poudre Fire Authority prior to installation.

02/04/2015: GROW FACILITIES Grow facilities for marijuana must meet minimum fire hazard and exit
requirements. The applicant is responsible for obtaining and completing a "Marijuana Check Sheet". The
check sheet is available from the City of Fort Collins at such time a business permit is obtained. The
completed check sheet is to be returned to the Poudre Fire Authority as directed. This document will be
reviewed with the applicant at time of final inspection. For more information, contact PFA Captain Shawn

02/05/2015: No water quality treatment is currently shown. Since the impervious area is being reduced, no
water quantity detention will be required, however, water quality treatment should be provided for the site,
for both basins draining to the east and to the west. It is suggested that a rain garden/bioretention area be
designed for the east draining area before flows enter the drainage channel. The basin draining to the west
can be treated in the landscaped area planned in the front of the building capturing as much of the parking
area and the building downspouts as possible. A meeting is suggested to work out the details of these
treatment systems.

02/03/2015: What is the total area of disturbance? If the site disturbs more than 10,000 sq-ft Erosion and
Sediment Control Materials need to be submitted. The erosion control requirements are in the Stormwater
Design Criteria under the Amendments of Volume 3 Chapter 7 Section 1.3.3. Current Erosion Control
Materials Submitted does not meet requirements. Please submit Erosion Control Report, and an Escrow /
Security Calculation. Erosion Control Plan needs a sequence chart and details for the BMPs. If you need
