1. EXISTING TREES MARKED FOR PROTECTION AND PRESERVATION SHALL
NOT BE REMOVED.
2. HEAVY EQUIPMENT SHOULD NOT BE ALLOWED TO COMPACT OVER THE
ROOT ZONE OF EXISTING TREES.
3. AVOID CUTTING SURFACE ROOTS WHENEVER POSSIBLE. SIDEWALKS AND
PAVING LEVELS SHOULD BE CONTOURED SUFFICIENTLY TO AVOID
DAMAGE.
4. ROOT CUTS FROM EXCAVATION SHOULD BE DONE RAPIDLY. SMOOTH
FLUSH CUTS SHOULD BE MADE. BACKFILL BEFORE THE ROOTS HAVE A
CHANCE TO DRY OUT AND WATER THE TREE IMMEDIATELY.
5. PRIOR TO CONSTRUCTION, ALL PROTECTED TREES SHALL HAVE ORANGE
PROTECTION BARRIER FENCING ERECTED, WHICH AS A MINIMUM ARE
SUPPORTED BY 1" X 1" OR SIMILAR STURDY STOCK, FOR SHIELDING OF
PROTECTED TREES, NO CLOSER THAN SIX (6) FEET FROM THE TRUNK OR
ONE HALF (1
2) OF THE DRIP LINE, WHICH EVER IS GREATER. WITHIN THIS
PROTECTION ZONE THERE SHALL BE NO MOVEMENT OF EQUIPMENT OR
STORAGE OF EQUIPMENT, MATERIALS, DEBRIS, FILL OR CUT UNLESS
APPROVED BY THE CITY FORESTER.
6. WITHIN THE DRIP LINE OF ANY PROTECTED EXISTING TREE, THERE SHALL
BE NO CUT OR FILL OVER A FOUR-INCH DEPTH UNLESS A QUALIFIED
ARBORIST OR FORESTER HAS EVALUATED AND APPROVED THE
DISTURBANCE.
7. DURING THE CONSTRUCTION STAGE OF DEVELOPMENT, THE APPLICANT
SHALL PREVENT THE CLEANING OF EQUIPMENT OR MATERIAL OR THE

1. ALL PLANT MATERIAL SHALL MEET SPECIFICATIONS OF THE AMERICAN ASSOCIATION OF NURSERYMEN (AAN) FOR
NUMBER ONE GRADE. ALL TREES SHALL BE BALLED AND BURLAPPED OR EQUIVALENT.
2. ALL TREES TO BE BALLED & BURLAPPED, CONTAINERIZED, OR ROOT CONTROL BAGS.
3. ALL TURF AREAS SHALL BE IRRIGATED WITH AN AUTOMATIC POP-UP IRRIGATION SYSTEM. ALL SHRUBS AND
TREES, INCLUDING WITHIN NATIVE SEED AREAS, ARE TO BE IRRIGATED WITH AN AUTOMATIC DRIP IRRIGATION
SYSTEM. ALL PERENNIALS AND ORNAMENTAL GRASSES SHALL BE DRIP OR SPRAY IRRIGATED. ALL TREES
(EVERGREEN OF DECIDUOUS) SHALL BE INDIVIDUALLY DRIP IRRIGATED ON AN IRRIGATIION ZONE SEPARATE

PRIOR TO FINAL LANDSCAPE APPROVAL.
6. ALL SHRUB BEDS TO BE MULCHED WITH SHREDDED WOOD MULCH IN PLANT ZONE AREAS AND GRAVEL MULCH IN
REMAINING BED PERIMETER AREAS. WOOD AND GRAVEL MULCHES SHALL BE AT A 3" AVERAGE DEPTH OVER
LANDSCAPE FABRIC. WOOD MULCH SHALL BE DISTRIBUTED AT A MINIMUM ONE (1) CUBIC YARD PER EIGHTY (80)
SQUARE FEET. ALL PERENNIALS AND ANNUALS TO BE MULCHED WITH SHREDDED WOOD MULCH AT 3" AVERAGE
DEPTH OVER LANDSCAPE FABRIC. INDIVIDUAL TREES IN SOD AND NATIVE SEED AREAS SHALL RECEIVE 3" DEPTH

7. ALL BED AREAS TO BE SEPARATED FROM SEED OR SOD AREAS WITH 4" EDGER. EDGER SHALL BE SET LEVEL
WITH THE TOP OF SOD.
8. OWNER SHALL ENSURE THAT THE LANDSCAPE PLAN IS COORDINATED WITH THE PLANS DONE BY OTHER
CONSULTANTS SO THAT THE PROPOSED GRADING, STORM DRAINAGE, OR OTHER CONSTRUCTION DOES NOT
CONFLICT NOR PRECLUDE INSTALLATION AND MAINTENANCE OF LANDSCAPE ELEMENTS ON THIS PLAN.
9. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE DURING CONSTRUCTION AS REQUIRED BY
SITE CONDITIONS OR AVAILABILITY. ANY CHANGES SHALL REFLECT THE ORIGINAL QUALITY AND DESIGN
CONCEPT OF THE APPROVED LANDSCAPE PLANS. ANY CHANGES SHALL BE PROVIDED TO PROJECT LANDSCAPE
ARCHITECT PRIOR TO FINAL APPROVAL.
10. TOPSOIL. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL THAT IS REMOVED DURING CONSTRUCTION ACTIVITY
SHALL BE CONSERVED FOR LATER USE.
11. SOIL AMENDMENTS. PRIOR TO INSTALLATION OF PLANT MATERIALS, AREAS THAT HAVE BEEN COMPACTED OR
DISTURBED BY CONSTRUCTION ACTIVITY SHALL BE THOROUGHLY LOOSENED. ORGANIC AMENDMENTS SUCH AS
COMPOST, PEAT, OR AGED MANURE SHALL BE THOROUGHLY INCORPORATED - SEE SPECS.
12. GUARANTEE OF INSTALLATION. REQUIRED LANDSCAPE IMPROVEMENTS SHALL BE INSTALLED PRIOR TO
ISSUANCE OF A CERTIFICATE OF OCCUPANCY OR FINAL INSPECTION FOR ALL STRUCTURES. IF WEATHER
CONDITIONS PREVENT INSTALLATION, THE DEVELOPER SHALL POST A FINANCIAL GUARANTEE FOR THE
INSTALLATION OF THE IMPROVEMENTS, BASED ON AN ESTIMATE OF THE TOTAL COST FOR INSTALLATION PLUS
TWENTY-FIVE PERCENT (125%). THE TOTAL COST OF INSTALLATION SHALL INCLUDE ALL REQUIRED LABOR,
MATERIALS, AND ALL NECESSARY ACTIVITIES REQUIRED FOR INSTALLATION OF THE APPROVED LANDSCAPING.
THIS GUARANTEE SHALL BE RELEASED UPON COMPLETION OF TWO GROWING SEASONS AFTER INITIAL
APPROVAL OF THE INSTALLATION BY THE TOWN.
13. ALL LANDSCAPING SHALL BE MAINTAINED IN GOOD HEALTH AND REPLACED BY THE LANDOWNER OR OCCUPANT
AS NECESSARY. ALL PROPERTY OWNERS OR OCCUPANTS SHALL BE RESPONSIBLE FOR MAINTENANCE OF
LANDSCAPING WITHIN THE PORTION OF THE PUBLIC RIGHT-OF-WAY BETWEEN THE BACK OF THE CURB OR
STREET PAVEMENT AND THE ADJACENT PROPERTY.
14. LANDSCAPE AND UTILITY PLANS SHALL BE COORDINATED. THE FOLLOWING SETS FORTH MINIMUM DIMENSION
REQUIREMENTS FOR THE MOST COMMON TREE AND UTILITY SEPARATIONS. EXCEPTIONS TO THESE
REQUIREMENTS MAY OCCUR WHERE UTILITIES ARE NOT LOCATED IN THEIR STANDARD DESIGNATED LOCATIONS,
OR AS APPROVED BY THE TOWN. TREE AND UTILITY SEPARATIONS SHALL NOT BE USED AS A MEANS OF AVOIDING
THE PLANTING OF REQUIRED STREET TREES.
A. FORTY (40) FEET BETWEEN SHADE TREES AND STREETLIGHTS AND FIFTEEN (15) FEET BETWEEN ORNAMENTAL
TREES AND STREETLIGHTS.
B. FIFTEEN (15) FEET BETWEEN TREES AND WATER, SEWER MAINS, AND GAS COLLECTION LINES.
C. SIX (6) FEET BETWEEN TREES AND WATER, SEWER, AND GAS SERVICE LINES.
