To whom it may concern:
This letter is in regards to the Registry Ridge Seventh Filing project which is located west of
Shields Street and south of Trilby Road and is being submitted on behalf of the developer for
the project BQ, LLC. The Seventh Filing project is proposing to develop three parcels of
Registry Ridge into single family attached and detached lots. The project is currently in the
Final Compliance process and at this time a variance is requested to modify a portion of the
Larimer County Urban Area Street Standards (LCUASS) as follows:
Variance Item
Chapter 7 of LCUASS addresses the Street Design and Technical Criteria for public roadways.
More specifically, minimum distances between driveway edges are shown in Table 7-3.
Enterprise Drive is designated as a local street and therefore, would require a minimum
distance between driveway edges of 30-feet for a local commercial/industrial street
designation.
Alternate Design
The area in question along Enterprise Drive is at existing Tract B of Registry Ridge Second Filing
on the East side of Enterprise Drive. The area was originally planned for condominium units
and required only one driveway connection to Enterprise Drive. With the change in product to
single family attached lots, multiple driveway connections are required. Due to the width of
the lots and geometry of the existing Tract, the minimum distance of 30-feet has been reduced
to approximately 23-feet in one location between Saipan Court and the driveway for Block 1,
Lots 3 and 4.
Justification of Variance
Enterprise Drive is designated as a local street with a street section that is wider than the
typical residential street section. The current section more closely reflects an industrial street

section as shown in Chapter 7 of LCUASS. The change in product type to single family lots with
the park land across the street allows the area to function as a typical residential area. LCUASS
Table 7-3 requires a minimum of 12-feet between driveway edges for a residential local
roadway, significantly less than the proposed 23-feet. It is the opinion of United Civil that the
minimum distance between the driveway connections of 23-feet will not be detrimental to the
public health, safety and welfare, and will not reduce design life of the improvement nor cause
the Local Entity additional maintenance costs.
