12/02/2014: Land Use Code (LUC) Section 3.2.2(C)(5)(b) Requires walkways on both sides of the
drive aisle. The access on from Ziegler Road shows only an attached sidewalk along the south side
of the drive aisle. This sidewalk goes straight into the ramp of the sidewalk. Detach the sidewalk from
the drive aisle and provide it on both sides of the drive aisle. The sidewalk on the north side should
curve to meet the north adjoining property.

12/02/2014: A sidewalk connection is needed along the west side of the drive aisle that connects to
precision drive. This should be detached from the drive aisle and connect into the internal sidewalk
system.

12/02/2014: The off-street parking spaces do not add up to 96 total spaces as indicated on the cover
sheet. The on street parking spaces are not to be included.
Comment Number: 7 Comment Originated: 12/02/2014
12/02/2014: The sidwalkway system in the landscape islands do align. These need to be aligned
The sidewalk system on the landscape plan does not match that of the site plan.
Comment Number: 8 Comment Originated: 12/02/2014
12/02/2014: Parking stalls cannot exceed 15 in a row. An landscape island is required every 15
spaces.
Comment Number: 9 Comment Originated: 12/02/2014
12/02/2014: The Planting schedule will need to include quantities. The street trees need more
diversity. Please do not use on specie along the entire right-of-way.
Comment Number: 10 Comment Originated: 12/02/2014
12/02/2014: The Alternative compliance request to the build-to line along should include trees on both
sides of the public side walk.
Also are the outdoor patio's for employee use? If not is there an outdoor area designated for
employees?
Comment Number: 11 Comment Originated: 12/02/2014
12/02/2014: The site plan labels the the water quality pond as a retention pond, is this correct or is it a
detention pond? Why is the pond sparse in landscaping?
Comment Number: 12 Comment Originated: 12/02/2014
12/02/2014: The elevations need to show the height of the building to the tallest point.
It appears the building may be over 40 ft in height? If so further analysis will need t to be provided.
Comment Number: 13 Comment Originated: 12/02/2014
12/02/2014: The elevation 3-d perspective does not match the other elevation drawings.
Can you provide 1 color copy of the elevations? It is difficult to read the articulation and in the building
and the materials.

Topic: Construction Drawings
12/03/2014: 1" = 60' isn't allowed for plan view (and profile view) per LCUASS 3.2.7. The 60 scale on
sheet 18 would need to be modified. In general, even though 50 scale is allowed in this standard, I'm
concerned that the information being provided in 50 scale will be difficult to read when the information
required with a final plan submittal is then added. The road plan and profile information should ideally
then be provided at a 30 or 40 scale.

12/03/2014: For final on the Precision Drive plan and profile, please ensure that flowline sump
conditions of .5% do not utilize a vertical curves.
Comment Number: 13 Comment Originated: 12/03/2014
Topic: General
12/03/2014: The plans indicate references to various work being done either by "owner" or "by
others". These references should be removed as the work being done is considered required by the
developer in conjunction with the project and the City won't make a distinction between different
parties. My presumption is that Precision Drive will be constructed from Technology Parkway to Ziegler
Road with the development plan.
Comment Number: 2 Comment Originated: 12/03/2014
12/03/2014: In general, the plans need to show what infrastructure is to be fully built with the project in
bold, with the existing condition faded. The site and civil plans for instance should show Precision
Drive not in an existing lineweight, but proposed. On the site and landscape plans, Precision Drive
should be shown connecting to Technology Parkway.
Comment Number: 3 Comment Originated: 12/03/2014
12/03/2014: The plans need to depict how the Intel property to the north will change with the closure of
the driveway abutting the property. Show the addition of curb and gutter and removal of the driveway
approach, indicate what landscaping is to be added, etc.
Comment Number: 4 Comment Originated: 12/03/2014
12/03/2014: There appears to be some grading for Precision Drive that falls outside of the Precision
Drive right-of-way on the south side. Additionally there appears to be some utility and potentially
drainage work that falls outside of right-of-way and outside of the future utility easement. There may be
some benefits in having the plat also included the two unplatted properties east and south of the
proposed development, as this would allow easements that are needed offsite of the actual
development to be provided via the plat. In general, an understanding of what work is occurring
outside of the property, right-of-way, and/or an easement needs to be understood at this time. There's
two proposed storm sewer for outfall on the south side of Precision Drive that would seem to need
easements established onto that property.
Comment Number: 5 Comment Originated: 12/03/2014
Topic: Landscape Plans
12/03/2014: The Landscape plan doesn't show the curb returns for Precision Drive intersecting Ziegler
Road. I suspect that the indication of the curb returns might conflict with the street tree furthest south
along Ziegler Road and may need to be adjusted accordingly.
Comment Number: 14 Comment Originated: 12/03/2014
Topic: Plat
12/03/2014: The Ziegler Road right-of-way needs to show what the existing right-of-way is for the full
width of the road for verification that the amount of right-of-way abutting the property is in conformance
with City requirements.
Comment Number: 6 Comment Originated: 12/03/2014
12/03/2014: Right-of-way for Precision Drive should not have the irrigation easement shown crossing
the right-of-way, the pipe crossing will then be permitted through an encroachment permit.
Comment Number: 7 Comment Originated: 12/03/2014
Page 3 of 15
12/03/2014: The plat needs to show an access easement from the Intel access being tied into, out to
the driveway that connects out to Ziegler to ensure that shared access can be maintained onto this
property.
Comment Number: 8 Comment Originated: 12/03/2014
12/03/2014: Who is the party that would need to sign the plat and plans for the private irrigation
easement? In general there should be some description on the intent of the private irrigation easement
that differentiates it from the "Easements" indicated in the "Certificate of Dedication". (The Aspen civil
set has a signature block for Poudre School District, might this be the party that would need to sign?)
The signature for the party should be on the plat and the civil cover sheet (Cole).
Comment Number: 9 Comment Originated: 12/03/2014
12/03/2014: Irrigation pipe cover over Precision Drive is substandard with 2.5 feet of cover. Additional
cover is needed.

The street tree design for species variation by grouping of different species within rows should follow
the standards in the Larimer County Urban Area Street standards appendix C, Streetscape Standards
Fort Collins section 4.1.1 titled Species Groupings within Tree Rows. Street tree selection should be
from the City of Fort Collins Street Tree List.

Show locations of street lights and space canopy and ornamental trees away from any street lights to
meet the LUC standard 3.2.1 K 1. If there are street lights by the main facility design ornamental trees
within 15 feet of the light and use canopy shade trees in all other parkway locations. This would be
similar to the street tree design shown on Precision Drive on landscape sheet 2 of 2.

12/03/2014:
Please add these street tree notes under a separate heading labeled Street Tree Notes.
1. A permit must be obtained from the City Forester before any trees or shrubs as noted on this plan
are planted, pruned or removed on the public right-of-way. This includes zones between the sidewalk
and curb, medians and other City property. This permit shall approve the location and species to be
planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate
of occupancy.
2. Contact the City Forester to inspect all street tree plantings at the completion of each phase of the
development. All trees need to have been installed as shown on the landscape plan. Approval of
street tree planting is required before final approval of each phase.
3. Street tree shall be supplied and planted by the developer using a qualified landscape contractor.
4. The developer shall replace all dead and dying street trees after planting until final maintenance
inspection and acceptance by the City of Fort Collins Forestry Division. All street trees in the project
must be established of an approved species and of acceptable condition prior to acceptance.
5. Street tree locations and numbers may be adjusted to accommodate driveway locations, utility
standards, separation between trees, street signs and street lights. Street trees shall be centered in
the middle of the parkway. Quantities shown on plan must be installed unless a reduction occurs to
meet separation standards.
Comment Number: 6 Comment Originated: 12/03/2014
12/03/2014:
Please place the following note on the landscape plan in larger bold print with a bold border around
the note.
A free permit must be obtained from the City Forester before any street trees are planted in parkways
between the sidewalk and Curb. Street tree locations and numbers may change to meet actual
utility/tree separation standards. Landscape contractor must obtain approval of street tree location after
utility locates. Street trees must be inspected and approved before planting. Failure to obtain this
permit is a violation of the Code of the City of Fort Collins.

Tree species selection:
1. Please change Celebration Maple to another canopy shade tree. Celebration Maple and other
hybrids between Silver Maple and Red Maple are not adapted to the soils in the Fort Collins area and
do not survive and thrive long term.
2. The two ornamental trees shown on the plan are not typically used wide scale as ornamental trees
on local projects. These include Saskatoon Serviceberry and Rocky Mountain Birch. The native
serviceberry is actually a large shrub. The following are some good ornamental trees often used by
designers that should be considered for use on the project the provide variation in tree form and
ornamental interest.
Radiant Crabapple
Chanticleer Pear
Hotwings Tatarian Maple
Thunderchild Crabapple
Spring Snow Crab apple
Ivory Silk Tree Lilac
3. Austrian Pine would be a better adapted conifer tree to the area than Limber Pine.
4. Please label the Bur Oak as Bullet Gall Resistant by putting that statement by the common name.

12/02/2014: The 12" main that currently dead ends at the northwest corner of the site was originally

tie into the main in Precision Drive or be connected to the main in Ziegler Road. That work will need to
be completed with this project.
