In general, even though 50 scale is allowed in this standard, I'm concerned that the information being provided in 50 scale will be difficult to read when the information required with a final plan submittal is then added. The road plan and profile information should ideally then be provided at a 30 or 40 scale. My presumption is that Precision Drive will be constructed from Technology Parkway to Ziegler Road with the development plan. The site and civil plans for instance should show Precision Drive not in an existing lineweight, but proposed. On the site and landscape plans, Precision Drive should be shown connecting to Technology Parkway. Additionally there appears to be some utility and potentially drainage work that falls outside of right-of-way and outside of the future utility easement. There may be some benefits in having the plat also included the two unplatted properties east and south of the proposed development, as this would allow easements that are needed offsite of the actual development to be provided via the plat. In general, an understanding of what work is occurring outside of the property, right-of-way, and/or an easement needs to be understood at this time. There's two proposed storm sewer for outfall on the south side of Precision Drive that would seem to need easements established onto that property. A permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned or removed on the public right-of-way. This includes zones between the sidewalk and curb, medians and other City property. This permit shall approve the location and species to be planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate of occupancy. 2. Contact the City Forester to inspect all street tree plantings at the completion of each phase of the development. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval of each phase. 3. Street tree shall be supplied and planted by the developer using a qualified landscape contractor. 4. The developer shall replace all dead and dying street trees after planting until final maintenance inspection and acceptance by the City of Fort Collins Forestry Division. All street trees in the project must be established of an approved species and of acceptable condition prior to acceptance. 5. Street tree locations and numbers may be adjusted to accommodate driveway locations, utility standards, separation between trees, street signs and street lights. Street trees shall be centered in the middle of the parkway. Quantities shown on plan must be installed unless a reduction occurs to meet separation standards. Celebration Maple and other hybrids between Silver Maple and Red Maple are not adapted to the soils in the Fort Collins area and do not survive and thrive long term. 2. The two ornamental trees shown on the plan are not typically used wide scale as ornamental trees on local projects. These include Saskatoon Serviceberry and Rocky Mountain Birch. The native serviceberry is actually a large shrub. The following are some good ornamental trees often used by designers that should be considered for use on the project the provide variation in tree form and ornamental interest. Austrian Pine would be a better adapted conifer tree to the area than Limber Pine. 4. Please label the Bur Oak as Bullet Gall Resistant by putting that statement by the common name.
