Proposal Overview:
• Union Place plan originally approved in
2009
• Proposed Amendments:
– Change 37 multi-family dwellings to 37
single-family attached dwellings (commonly
referred to as townhomes), and provide
additional character elevations for the
townhomes.
– Minor adjustments to landscape plan
– One Modification of Standard: to reduce the
front building setbacks in Block 4 from 15
feet to 9 feet

Staff Recommendation:
Approval of the Major Amendment and
Modification request:
– The Major Amendment complies with the Article
3 General Development Standards and Service
Commercial (C-S) District standards.
– Modification of Standard for a reduced building
setback from 15 feet to 9 feet meets the
applicable code requirements:
• The granting of this Modification would not
be detrimental to the public good.
• The Modification is nominal and
inconsequential.
