Poudre River Business Park, Fourth Filing
Statement of Planning Objectives

The site is located north east of the intersection of Riverside Avenue and Lemay Avenue in
Poudre River Business Park. Detached single family homes are located adjacent to the property
across the street to the south and commercial buildings directly to the west and north west. The
Poudre River Corridor is located to the north and east and the Springer and William’s Natural
Area is located to the north of the site within the Poudre River corridor. The property is zoned
Community Commercial Poudre River (CCR).
The site area proposed for this parking lot consists of 1.178 of un developed land covered in
both native (ground cover) and exotic species; mainly several clumps of Siberian Elm. The
Poudre River is located 400' north of this site however, this site does not contain wetlands or any
known habitat for sensitive or specially valued species.
The goal with the development of this site is to present this proposed parking lot as a model of
sustainability using xeriscape and LID techniques in the landscape and site design which will
include low water use and native plant species, a rain garden and porous paving in the parking
lot to minimize storm water runoff. Solar lighting will be used as long as it is not cost prohibitive.
The use of xeric and native species is expected to improve the habitat.
Street names are all existing and there will be additional right of way platted on both Poudre
River Drive and Hoffman Mill Road. The proposed parking lot will not generate additional
traffic.

property.
