Lemay Ave Parking\Docs\PRELIM LEGAL DESCRIPTION.docPage 1 of 1 A parcel of land, located in the Northwest Quarter of the Northwest Quarter (NW1/4 NW1/4) of Section Eighteen (18), Township Seven North (T. 7N.), Range Sixty-eight West (R.68W.) of the Sixth Principal Meridian (6th P.M.), City of Fort Collins, County of Larimer, State of Colorado and being more particularly described as follows: COMMENCING at the Southwest corner of said NW1/4 NW1/4 and assuming the South line of said NW1/4 NW1/4 as bearing North 89°08’35” East being a Grid Bearing of the Colorado State Plane Coordinate System, North Zone, North American Datum 1983/2007, a distance of 1247.21 feet and with all other bearings contained herein relative thereto; THENCE North 89°08’35” East along said South line a distance of 267.71 feet to the East line of the Easterly parcel labeled ‘Dedicated Right of Way’ on the plat of Poudre River Business Park, Third Filing as recorded March 16, 2001 as Reception No. 2001019524 at the Larimer County Clerk and Recorder (LCCR) and to the beginning point of a curve, non-tangent to the aforesaid line and to the POINT OF BEGINNING; Thence along said East line the following three courses: THENCE along the arc of a curve concave to the East a distance of 91.71 feet, having a Radius of 180.00 feet, a Delta of 29°11’32” and is subtended by a Chord that bears North 00°13’34” West a distance of 90.72 feet to a Point of Tangency (PT); THENCE North 14°22’09” East a distance of 11.27 feet; THENCE North 20°52’21” East a distance of 10.14 feet to the Southerly Right of Way (ROW) line of Hoffman Mill Road as shown on the plat of Poudre River Business Park First Filing, recorded February 6, 1989 as Reception No. 89005488 at the LCCR; Thence along said Southerly and Easterly ROW lines the following three courses: THENCE South 69°07’39” East a distance of 60.00 feet; THENCE North 20°52’21” East a distance of 160.82 feet to a Point of Curvature (PC); THENCE along the arc of a curve concave to the Southeast a distance of 24.16 feet, having a Radius of 15.00 feet, a Delta of 92°17’31” and is subtended by a Chord that bears North 67°01’06” East a distance of 21.63 feet to the ROW line of Poudre River Drive as shown on the plat of Poudre River Business Park Second Filing, recorded April 26, 2002 as Reception No. 2002046447 at the LCCR; Thence along said ROW the following two courses: THENCE South 23°09’13”West along said along a line non-tangent to the aforesaid curve a distance of 3.00 feet; THENCE South 66°50’47” East a distance of 194.89 feet; THENCE South 23°09’13” West a distance of 179.85 feet to the South line of said NW1/4 NW1/4; THENCE South 89°08’35” West a distance of 246.65 feet to the POINT OF BEGINNING. Said described parcel of land contains 51,304 Square Feet or 1.178 Acres, more or less (±), and may be subject to any rights-of-way or other easements of record or as now existing on said described parcel of land.
