Lemay Ave. Poudre River Business Park, Fourth Filing Alternative Compliance Request Per Section 3.2.2(K), the existing medical office building is permitted to have a maximum of 4.5 spaces per 1,000 s.f. Given the building’s size (8,626 s.f.), the maximum amount of spaces allowed is 39 and the building’s existing parking lot currently provides 36 spaces. The proposed parking lot will provide another 36 spaces for a total of 72 spaces. The owner is requesting this modification primarily due to the fact that the Concentra location in Windsor closed, so this facility is the only one in northern Colorado accomodating the Concentra patients in the area. In addition to the closure of the Windsor office, specialty medical services were added to the urgent care services, which also created the need for additional parking. This facility has 33 employees, sees an average of 150 patients a day and operates from 7am to 7pm and on weekends. The current parking lot does not adequatley accomodate the amount of traffic it sees every day.
