Comment Number: 3 Comment Originated: 01/21/2015 01/21/2015: The installation of the six inch fire line and 2 inch water line will destroy the root systems of the 2 Blue Spruce and One American elm at the SE section of the property with open trench excavation. The six inch fire line is only a few feet away from these significant trees. Reposition these water lines at least 20 feet away from the outer bark of these trees to provide adequate root system protection. Please provide the revised water line design to the City Forester, Project Planner Ryan Mounce and to the property owner just to to the south of the project for review. Comment #3 Response: Water lines to be bored, will not interfere with root systems, see sheet C1.0. Contact this property owner and review the proposed plans on how the trees will be retained and protected including the water line placement location. Provide the property owner all of the project comments submitted by the City Forester on 01/21/2015. Obtain approval or denial from that owner for the treatment of the trees during development. A free permit must be obtained from the City Forester before any street trees are planted in parkways between the sidewalk and Curb. The applicant letter associated with the NCU review acknowledges these prior comments as follows: Remodel and expansion of the fraternity house will not affect existing water supply and fire access available to the property. As long as the fraternity house remodel will include the addition of a fire sprinkler system, PFA has only minor comments at this stage. The FDC location needs to be coordinated with the fire department, a Knox Box is required, and appropriate premise identification is required. If not already provided, the kitchen will require a hood and duct system under a separate permit. PFA may have other comments at the time of building plans review. The box shall be positioned 3 to 7 feet above finished floor and within 10 feet of the front door, or closest door to the fire alarm panel. Exception can be made by the PFA if it is more logical to have the box located somewhere else on the structure. All new or existing Knox Boxes must contain the following keys as they apply to the building: > Exterior Master. > Riser room. > Fire panel. > Elevator key if equipped with an elevator. The number of floors determines the number of sets of keys needed. Each set will be placed on their own key ring. > Single story buildings must have 1 of each key. > 2‐3 story buildings must have 2 of each key. > 4+ story buildings must have 3 of each key. This site; disturbs less than 10,000 sq‐ft, is not in a sensitive area, and is not in a larger development under construction. Therefore, no submittal of erosion control material is needed. However, the site still must be swept and maintained to prevent dirt, saw cuttings, concrete wash, and other pollutants from entering the storm sewer at all times or BMPs will be required of the site.
