12/09/2014: Repeat comment: Site, Utility and Landscape Plans: Coordinate the locations of
utilities, lights (including lights along the private drive), sidewalk chases etc. between the
various plans. Conflicts still exist with proposed trees. Where conflicts exist, accomodate
trees in the same general location by adjusting the utilities lines, transformers, bike racks, etc.
as needed on the utility and site plans. Virtually none of the utilities are visible on the scaled
landscape plan, so we are unable to evaluate the extent of conflicts.

We need typical details for all three of the parking strips for each width demonstrating how the
strips will be landscaped.

shown clearly without the need for toned linework. The toned linework does not print or scan.
The comment is noted. The toned line work has been adjusted so the utilities read

07/23/2014: Please contact me on the process to vacate the existing Access easement in the
middle of the property. A legal description and exhibit will be needed and an additional TDRF
fee is required to vacate an easement by separate document. You can visit

07/23/2014: The regional trail path/ sidewalk needs to be located in an Access easement.
Once the final location of the path is determined please submit access easement dedication
documents (legal description, exhibit, and additional TDRF fee to dedicate easements by

10/24/2014: Additional elevation points are needed at the private drive entrance off of Denver
Dr (see Grading Plan redlines). It appears that this area is draining out towards the street,
through the drive approach. If so, please revise. No more than 750 sq. ft. of pavement can
drain through the drive approach and across public sidewalk. A sidewalk chase may be
needed to convey the water under the sidewalk to get to the curb and gutter.
The grading has been revised so that half of the driveway drains to the chase east
of Building #1 and the other half drains over the sidewalk.

1. All multi-family buildings (R-2 occupancy) must be fire-sprinkled per 2012 IBC.
2. Effective 8/1/14 13-R type fire-sprinkler systems will not be allowed and a full NFPA 13
system must be installed.

12/02/2014: The original Rigden Farm Filing 6th Erosion Control Report does not meet current
erosion control design criteria. Since this is a new project, it is required to follow current design
criteria. Escrow Calculation was not recieved in the Stormwater Packet. That too will have to be
submitted. At this time the comments from the prior round are still valid and need to be met
before the project is approved at FDP.
The report has been provide with the submittal.
10/15/2014: The site disturbs more than 10,000 sq-ft and in a sensitive area, therefore Erosion
and Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of Volume 3 Chapter
7 Section 1.3.3. Current Erosion Control Materials Submitted does not meet requirements.
Please submit; Erosion Control Plan, Erosion Control Report, and an Escrow / Security
Calculation. If you need clarification concerning this section, or if there are any questions
