Impact Study - Response to staff comments (File: 1465ME01)
This memorandum is a response to Martina Wilkinson, Fort Collins
Transportation comment regarding the "Registry Ridge Filings 2 & 4 Transportation
Impact Study," (TIS) September 2014. This project will now be called Registry Ridge
Seventh Filing - Replat of Filings 2 & 4. The comment is in regard to that fact that the
site plan used in the TIS is not the same site plan used for the rest of the project's
submittal. This memorandum will clarify the transportation impacts using the correct
site plan.
The site plan used in the cited TIS used 34 dwelling units for Filing 2 and 48
dwelling units for Filing 4. Figure 1 shows the current site plan for Registry Ridge
Seventh Filing - Replat of Filings 2 & 4. As shown on the current site plan, Filing 2
shows 30 dwelling units and Filing 4 shows 44 dwelling units. Since the number of
dwelling units is higher in the TIS, the analyses in the TIS are considered to be
conservative. The operation of the key intersections will improve with fewer dwelling
units. Also shown on the new site plan in Figure 1 is the current proposed street layout
and access locations.
