GENERAL PLANTING SPECIFICATIONS
1. All plants shall conform to all applicable standards of the latest edition of the
"American Association of Nurserymen Standards" as well as local codes and
regulations. All plant stock shall be individually tagged as to name and size in
accordance with standard practice.
Nursery stock shall be healthy, well branched and rooted, formed true to variety and
species, full foliaged, free of disease, injury, defects, insects, weeds and weed roots.
Trees shall have straight trunks, symmetrical tips, and have an intact single leader.
2. Quality Assurance: Use adequate numbers of skilled workmen who are thoroughly
trained and experienced in the necessary horticultural practices and who are
completely familiar with the specified requirements and methods needed for the
proper performance of the work of this section.
3. Discrepancies: The contractor shall review the drawings prior to installation and notify
the Owner's Representative and the Landscape Architect of any discrepancies prior
to proceeding with any work.
4. Substitutions: Only approved by the Landscape Architect. Substitutions not
approved by the Landscape Architect may not be accepted at the time of final
walk through.
5. Guarantee and Acceptance: All plant material shall be guaranteed by the
contractor for one full year from final acceptance. During this period the contractor
shall replace any plant material that is not in good condition and producing new
growth. Landscape Contractor shall keep on site for Owner's Representative's
inspection, all receipts for soil amendment and topsoil delivery.
6. Topsoil and Final Grades: Landscape Contractor is to verify that the topsoil is or is not
conducive to proper plant growth. Landscape Contractor is to supply and place up
to 12" of topsoil in planting area unless otherwise notified by General Contractor.
7. Herbicides: Prior to soil preparation, all areas showing undesirable weed or grass
growth shall be treated with Round-up in strict accordance wit the manufacturer's
instructions.
8. Soil Preparation: Work all planting areas by rototilling to a minimum depth of 8 inches.
Remove all stones over 1 1
2"size, sticks, mortar, large clumps of vegetation, roots,
debris or extraneous matter turned up in working. Soil shall be of a homogeneous
fine texture. Level, smooth and lightly compact area to within .10 of required grades.
9. Notification: The Contractor shall notify the Owner's Representative 48 hours in
advance of installation of the plants for final approval of plant locations. City of
Greeley representative shall approve all seeded areas per notes above.
10. Planting Hole: Lay out plant locations and excavate all soils from planting holes twice
the width of the root ball. Loosen soil inside bottom of plant hole. Dispose of any
topsoil or debris from excavation.
11. Planting: Place the plant on a layer of lightly compacted planting mix at the center
of the planting hole. Plant trees and shrubs upright and face for best appearance.
For plants grown in containers, remove container and root ball sliced top to bottom in
five places equidistant around the circumference of the rootball to a depth of three
inches.
For balled and burlapped plants, place plant in hole them remove top two thirds of
burlap, cage, plastic or any other items used to secure rootball.
Stagger plants in rows. Backfill planting hole with 1 part organic compost, two thirds
native topsoil while working each layer to eliminate voids. When hole is approximately
two thirds full, water thoroughly, then allow water to soak away. Place remaining
backfill and dish surface around plant to hold water. Final grade should keep root ball
slightly above surrounding grade, not to exceed one inch. Water again until no more
water in absorbed.
12. Edging between manicured lawn and shrub/perennial planting areas shall be 1
8" x 4"
heavy duty steel edger and shall be set level with top of sod.
13. Mulching: Mulch all shrub, ornamental grass, and perennial planting areas with
quality dark hardwood fiber mulch to a minimum depth of three inches.
14. Manicured Lawn Area: Fine Fescue Sod.
15. Maintenance: Sodded area shall be maintained by watering and mowing for a
minimum of 60 days after sod is laid. All other areas shall be maintained per the
agreed upon contract between the Owner and Contractor.
16. Clean Up: At completion of work, all extra material, supplies, equipment, etc. shall be
removed from the site. All areas of the project shall be clean, orderly and complete.

LANDSCAPE PLAN CLIENT:
STREET TREE NOTES:
1. Street trees shall be supplied and planted by the developer using a
qualified landscape contractor.
2. The developer shall replace all dead and dying street trees after
planting until final maintenance inspection and acceptance by the
City of Fort Collins Forestry Division. All street trees in the project must
be established of an approved species and of acceptable
condition prior to acceptance.
3. Street tree locations and numbers may be adjusted to
accommodate driveway locations, utility standards, separation
between trees, street signs and street lights. Street trees shall be
centered in the middle of the parkway. Quantities shown on plan
must be installed unless a reduction occurs to meet separation
standards.
A FEE PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE
ANY STREET TREES ARE PLANTED IN PARKWAYS BETWEEN THE SIDEWALK
AND CURB. STREET TREE LOCATIONS AND NUMBERS MAY CHANGE TO
MEET ACTUAL UTILITY/TREE SEPARATION STANDARDS. LANDSCAPE
CONTRACTOR MUST OBTAIN APPROVAL OF STREET TREE LOCATION
AFTER UTILITY LOCATES. STREET TREES MUST BE INSPECTED AND
APPROVED BEFORE PLANTING. FAILURE TO OBTAIN THIS PERMIT IS A
VIOLATION OF THE CODE OF THE CITY OF FORT COLLINS.
FEE PERMIT NOTE:
1. The soil in all landscape areas, including parkways and medians, shall be
thoroughly loosened to a depth of not less than eight (8) inches and soil
amendment shall be thoroughly incorporated into the soil of all
landscape areas to a depth of at least six (6) inches by tilling, discing or
other suitable method, at a rate of at least three (3) cubic yards of soil
amendment per one thousand (1,000) square feet of landscape area.
2. A permit must be obtained from the City forester before any trees or
shrubs as noted on this plan are planted, pruned or removed on the
public right-of-way. This includes zones between the sidewalk and curb,
medians and other city property. This permit shall approve the location
and species to be planted. Failure to obtain this permit may result in
replacing or relocating trees and a hold on certificate of occupancy.
3. The developer shall contact the City Forester to inspect all street tree
plantings at the completion of each phase of the development. All trees
need to have been installed as shown on the landscape plan. Approval
of street tree planting is required before final approval of each phase.
Failure to obtain approval by the City Forester for street trees in a phase
shall result in a hold on certificate of occupancy for future phases of the
development.
4. The following separations shall be provided between trees and utilities:
4.1. 40 feet between shade trees and street lights
4.2. 15 feet between ornamental trees and street lights
4.3. 20 feet between streets and traffic control signs and devices
4.4. 10 feet between trees and public water and sanitary and storm
sewer lines
4.5. 4 feet between shrubs and public water and sanitary and storm
sewer lines
4.6. 6 feet between trees and water and sewere service lines
4.7. 4 feet between trees and gas lines
4.8. 8 feet between trees and driveways and alleyways
5. Turf areas shall be irrigated with an automatic pop-up irrigation system.
Shrub beds and trees to be irrigated with an automatic drip (trickle)
irrigation system. The irrigation system to be installed by the developer.
The irrigation plan shall be reviewed and approved by the City of Fort
Collins prior to the issuance of a building permit.
6. Landscaping must be installed or secured with an irrevocable letter of
credit, Performance Bond, or escrow account for 125% of the valuation of
the materials and labor prior to issuance of a Certificate of Occupancy.
7. Landscaping shall be installed and maintained by the developer,
including trees and ground cover with in the R.O.W., until transfer to the
HOA. Street trees shall be maintained by the City of Fort Collins after
approval and establishment.
