Linden Street Parking Lot
A tract of land being a portion of Block 7 and a portion of vacated Jefferson Street, City of Fort
Collins, located in the Northwest Quarter of Section 12, Township 7 North, Range 69 West of the
6th P.M., City of Fort Collins, County of Larimer, State of Colorado being more particularly described
as follows:
Lots 2, 4, 6, 8, 10, 12 and the Southeast 1/2 of Lot 14, all in Block 7, City of Fort Collins, County of
Larimer, State of Colorado,
EXCEPT a tract of land situate in a portion of Block 7, and vacated alley therein, in the original Town
of Fort Collins, now the city of Fort Collins, bounded and described as follows:
Beginning at a point on the Southeasterly line of said Block 7, which bears North 41 degrees 10
minutes 51 seconds East, 106.74 feet from the most Southerly comer of said block, said point being
35.00 feet distant Northeasterly from the centerline of the main track of the Fort Collins branch of
the Union Pacific Railroad Company, as now constructed and operated; thence parallel with said
centerline North 48 degrees 49 minutes 51 seconds West, 250.00 feet; thence North 41 degrees 10
minutes 51 seconds East, 150.00 feet; thence South 48 degrees 49 minutes 51 seconds East,
250.00 feet to a point on the Southeasterly line of said Block 7; thence along said Southeasterly line
South 41 degrees 10 minutes 51 seconds West, 150.00 feet to the point of beginning, County of
Larimer, State of Colorado.
AND EXCEPT that portion of the Northwest one-quarter of Section 12, Township 7 North Range 69
West of the sixth principal meridian, Fort Collins, Larimer County, Colorado, which considering the
West line of said Northwest one-quarter as bearing North 00 degrees 00 minutes 00 seconds East,
and with all bearings contained herein relative thereto, is more particularly described by the following
boundary lines:
Beginning at a point on the Northeasterly right of way line of the Union Pacific Railroad which bears
North 56 degrees 40 minutes 01 seconds East 721.82 feet from the West quarter comer of said
Section 12; thence along said Railroad right of way line 75.22 feet along the arc of a curve to the
right having a radius of 644.69 feet, a central angle of 6 degrees 41 minutes 01 seconds, and a
long-chord which bears North 48 degrees 54 minutes 31 seconds West 75.18 feet; thence North 41
degrees 09 minutes 26 seconds East 73.70 feet; thence South 48 degrees 51 minutes 43 seconds
East 75.07 feet; thence South 41 degrees 04 minutes 55 seconds West 73.64 feet, more or less, to
the point of beginning. County of Larimer, State of Colorado.
AND EXCEPT railroad trackage and right-of-way of the Fort Collins branch of the Union Pacific
Railroad Company running along the Northern boundary of subject property.
The above described area contains 45,096 square feet or 1.035 acres more or less and is subject to
all easements and rights-of-way now on record or existing.
