OF PLACE. HARMONY AT I-25 WILL INVITE THE CONSUMER WITH SHADE, TEXTURE, COLOR AND ECHO THE RIVER ENVIRONMENT WHILE REMAINING
CONSISTENT WITH THE FORT COLLINS, HARMONY CORRIDOR PLAN. THE DRIVING GOALS ARE FOR FAMILIES, CLIENTS AND TENANTS TO HAVE RESPITE
FROM THE WESTERN AFTERNOON SUNLIGHT, SOFTENING OF SIDEWALKS AND BUILDINGS AND PROVIDE WINTER INTEREST WITH SOLAR GAIN TO
STIMULATE YEAR ROUND USAGE.
TO THIS END, THE PROPOSED PANTING PALETTE IS A DIVERSE CROSS SECTION OF DROUGHT TOLERANT AND RIPARIAN AREA PLANTS. TREES
WILL BE A MIX OF SHADE BUR OAK, HACKBERRY, SENSATION BOXELDER AND HONEYLOCUST. SMALLER, ORNAMENTAL TREES WILL CONSIST OF PINK
AND WHITE BLOOMING CRABAPPLES, TOBA HAWTHORNS AND CLEVELAND SELECT PEARS. RIVER PLANT DIVERSITY IS PRIMARILY LOCATED IN THE
REQUIRED FLOODWAY PLAIN AND WILL GIVE A MORE NATIVE FEEL THROUGH THE USE OF LANCELEAF, PLAINS COTTONWOODS, AUSTRIAN PINE, DWARF
ARCTIC WILLOW AND NATIVE GRASS SEEDING. THIS NATIVE AREA WILL TRANSITION INTO MORE DEVELOPED PLANTINGS AS THEY MOVE INTO THE
DEVELOPMENT INTERIOR. SOFTENING OF HARDSCAPE ELEMENTS WILL BE ACHIEVED WITH A MIX OF SHRUBS, PERENNIALS AND GRASSES. SHRUB
SELECTIONS WILL BE SERVICEBERRY, COLUMNAR BUCKTHORN, ALPINE CURRANT, BROOM, BURNING BUSH, NATIVE NINEBARK AND BUTTERFLY BUSHES.
GRASSES, SUCH AS INDIAN GRASS, TUFTED HAIR GRASS AND BLUE FESCUE WILL ADD MOVEMENT AND WINTER TEXTURE. GRASSES WILL ALSO BE
MASSED TO ECHO THE FLOOD PLAIN AND RIPARIAN AREAS. PERENNIALS, INCLUDING GAILLARDIA, BLACK EYED SUSAN'S, BLOODY CRANESBILL, SAGE,
SNOW-IN-SUMMER AND LAMB'S EAR, WILL FULFILL THE NEED FOR SPRING, SUMMER AND FALL COLOR.
THIS PROJECT DOES PRESENT SOME CHALLENGING OPPORTUNITIES. WHILE PLANTINGS WILL BE NATIVE IN THE FLOODWAY; WE WILL TRANSITION
FROM A NATIVE, RIPARIAN FEEL TO A STRONGER PLANTING STRUCTURE WITHIN THE PROPERTY INTERIOR. WE ARE KEENLY AWARE OF BALANCING
NATIVE HABITAT AND THE IMPORTANCE OF VISIBILITY FROM HARMONY AS A WAY TO INVITE PEOPLE INTO THE SHOPPING AREA. FINALLY, THIS SPACE IS
A GATEWAY INTO FORT COLLINS AND HAS THE OPPORTUNITY TO PROVIDE AN IMPACT BEYOND A VISIT TO HARMONY AT I-25. THIS PROJECT WILL

4 TREE PROTECTION
Tree Protection Specifications The
following tree protection specifications
should be followed to the maximum extent
feasible.
(1) Within the drip line of any protected
existing tree, there shall be no cut or fill
over a four-inch depth unless a qualified
arborist or forester has evaluated and
approved the disturbance.
(2) All protected existing trees shall be
pruned to the City of Fort Collins Forestry
standards.
(3) Prior to and during construction,
barriers shall be erected around all
protected existing trees with such barriers
to be of orange fencing a minimum of four
(4) feet in height, secured with metal
T-posts, no closer than six (6) feet from

whichever is greater. There shall be no
storage or movement of equipment,
material, debris or fill within the fenced
tree protection zone.
(4) During the construction stage of
development, the applicant shall prevent
the cleaning of equipment or material or
the storage and disposal of waste material
such as paints, oils, solvents, asphalt,
concrete, motor oil or any other material
harmful to the life of a tree within the drip
line of any protected tree or group of trees.
(5) No damaging attachment, wires, signs
or permits may be fastened to any
protected tree.
(6) Large property areas containing
protected trees and separated from
construction or land clearing areas, road
rights-of-way and utility easements may be
"ribboned off," rather than erecting
protective fencing around each tree as
required in subsection (G)(3) above. This
may be accomplished by placing metal
t-post stakes a maximum of fifty (50) feet
apart and tying ribbon or rope from
stake-to-stake along the outside
perimeters of such areas being cleared.
(7) The installation of utilities, irrigation
lines or any underground fixture requiring
excavation deeper than six (6) inches shall
be accomplished by boring under the root
system of protected existing trees at a
minimum depth of twenty-four (24) inches.
The auger distance is established from the
face of the tree (outer bark) and is scaled
from tree diameter at breast height as
described in the chart in section 3.2.1 g of
the Fort Collins Land Use Code.
Tree Transplanting notes:
1. All trees to be reviewed by Ralph
Zentz and David Jordan prior to
Transplanting or Removal. If any
trees that are schedule for
Removal are able to be
transplanted, or trees scheduled
for Transplant need to be removed,
please contact the Landscape
Architect for coordination.
2. All trees to be transplanted with a
minimum 100" or 9 year tree
spade.
3. All trees to be transplanted in
March if possible, if not any time in
the Oct 15th to May 1st window
will be acceptible.
4. All trees to be staked, fertilized
and watered in after transplant.
Mitigation trees shall meet the following minimum size requirements:
(a) Canopy Shade Trees 3.0" caliper balled and burlap or equivalent
(b) Ornamental Trees 2.5" caliper balled and burlap or equivalent
(c) Evergreen Trees 8' height balled and burlap or equivalent
3. CONTRACTOR SHALL MAINTAIN ALL LANDSCAPING FOR A TWO YEAR PERIOD COMMENCING
FROM DATE OF SUBSTANTIAL COMPLETION, INCLUDING MOWING, WEEDING, WINTER
WATERING AND PRUNING.
4. CONTRACTOR TO MINIMIZE ALL DISTURBANCE TO NON-IMPACTED AREAS. ALL DISTURBED
AREAS NOT RECEIVING TURF SHALL BE RESEEDED WITH THE NATIVE PRAIRIE SEED MIX
SPECIFIED ON THIS SHEET.
5. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE DURING CONSTRUCTION
AS REQUIRED BY SITE CONDITIONS WITH APPROVAL OF OWNER'S REPRESENTATIVE. OVERALL
QUANTITY AND QUALITY TO BE CONSISTENT WITH APPROVED PLANS.
6. THE IRRIGATION SYSTEM FOR LANDSCAPED AREAS SHALL BE REVIEWED AND APPROVED BY
THE CITY OF FORT COLLINS WATER UTILITIES. IRRIGATION PLANS TO BE REVIEWED AS PART
OF THE CONSTRUCTION PERMIT REVIEW PROCESS. THE IRRIGATION SYSTEM MUST BE
INSTALLED ACCORDING TO APPROVED PLANS, OR AN ACCEPTABLE FINANCIAL SECURITY
DEPOSITED WITH THE CITY PRIOR TO ISSUANCE OF A CERTIFICATE OF OCCUPANCY.
7. ALL TURF AREAS SHALL BE IRRIGATED WITH AN AUTOMATED, POP-UP IRRIGATION SYSTEM.
ALL SHRUB BEDS TO BE IRRIGATED WITH A DRIP SYSTEM. ALL PERENNIAL BEDS TO BE
IRRIGATED WITH XERI-POP SPRAY HEADS. NATIVE SEED AREAS TO BE IRRIGATED UNTIL FULLY
ESTABLISHED (SOD IS FORMED) (MIN 1-3 YEARS).
8. STREET TREE LOCATIONS SHALL BE ADJUSTED TO ALLOW FOR A MINIMUM OF A 40'
CLEARANCE TO STREET LIGHTS (15' MINIMUM IF THE TREE IS ORNAMENTAL)
9. TREE LOCATIONS SHALL HAVE A MINIMUM SEPARATION OF 6' TO WATER OR SEWER SERVICE
LINES AND 10' FROM WATER OR SEWER MAIN LINES.
10. STREET TREE LOCATIONS SHALL HAVE A MINIMUM SEPARATION OF 4' BETWEEN GAS LINES.
11. LOCATE ALL UTILITIES PRIOR TO ANY DIGGING OR LANDSCAPE PLANTING.
12. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL THAT IS REMOVED DURING CONSTRUCTION
ACTIVITY SHALL BE CONSERVED FOR LATER USE ON AREAS REQUIRING REVEGETATION AND
LANDSCAPING.
13. CONTRACTOR IS RESPONSIBLE FOR SETUP OF BARRICADES, WARNING SIGNAGE, OR OTHER

16. A FREE TREE PERMIT MUST BE OBTAINED FROM THE CITY BEFORE ANY TREES OR SHRUBS AS
NOTED ON THIS PLAN ARE PLANTED, PRUNED OR REMOVED ON THE PUBLIC RIGHT-OF-WAY.
THIS INCLUDES ZONES BETWEEN THE SIDEWALK AND CURB, MEDIANS AND OTHER CITY
PROPERTY. THIS PERMIT SHALL APPROVE THE LOCATION AND SPECIES TO BE PLANTED.
FAILURE TO OBTAIN THIS PERMIT MAY RESULT IN REPLACING OR RELOCATING TREES AND A

17. THE DEVELOPER SHALL CONTACT THE CITY FORESTER TO INSPECT ALL STREET TREE
PLANTINGS AT THE COMPLETION OF EACH PHASE OF DEVELOPMENT. ALL TREES NEED TO
HAVE BEEN INSTALLED AS SHOWN ON THE LANDSCAPE PLAN. APPROVAL OF STREET TREE
PLANTING IS REQUIRED BEFORE FINAL APPROVAL OF EACH PHASE. FAILURE TO OBTAIN
APPROVAL BY THE CITY FORESTER FOR STREET TREES IN A PHASE SHALL RESULT IN A HOLD
