LIBERTY AT REGISTRY RIDGE
REGISTRY RIDGE SEVENTH FILING
A re-plat of the fourth filing and a portion of the second filing.
The site is located south east of the intersection of Trilby Road and Shields Street in Registry Ridge
filings two and four. Detached single family homes are located adjacent to the property to the
west and south with 4-plex condominiums directly to the north. The property is zoned Low Density
Mixed-use (LMN).
Filing two is partially built out in a 4-plex product with sidewalks connecting each unit to common
open space areas. The proposed re-plat takes these existing conditions into consideration with the
addition of a duplex product that will fit in with the overall scale and massing of the existing
development. A primarily alley-loaded product was chosen to tie into and complement the
existing concept of private drives at the interior of the 4-plex complexes.
Filing four was originally platted as duplex condominiums. The proposed re-plat provides for a mix
of fee simple duplex lots along Bonne Homme Richard Drive to match those in filing two and single
family lots at the south property line to create a gentle transition to the single family lots in filing
three to the south of the project.
The site area proposed for re-plat consists of 11.83 acres subdivided into 74 residential lots
containing 20 alley-loaded duplex dwellings, 8 front-loaded duplex dwellings, and 18 detached
single-family dwellings. Approximately 20% of the site is comprised of open space to be landscaped
primarily with low water plant material. The majority of the public right of way is designed with
detached walks with low water fescue sod and street trees proposed in the tree lawn areas. All
proposed street lighting is in public right of way and will therefore be designed and installed by the
City of Fort Collins.
A metropolitan district will be created to own and maintain all private drives and common open
space areas. Construction is anticipated to begin within a year of final plan approval. Project is
anticipated to be completed in one phase
The Architecture shall have a traditional style with craftsman elements and durable, low
maintenance finishes. The overall architectural character shall create a cohesive aesthetic and tie
into the surrounding neighborhood. Buildings shall be visually broken into smaller interconnected
masses with a variety of roof pitches, attractive front porches, selective masonry elements and
strong cornice and trim detailing.
Street names are all per existing platted right of way, no new names are being proposed. Robert
Quinette and Chad Brown are owners and limited partners on all properties being proposed for re-
plat.
