P.M.), City of Fort Collins, County of Larimer, State of Colorado, The multiple parcels of land
being more particularly described as follows:
Tract B, inclusive of Building Envelope 13 and Building Envelope 14, of the Registry Ridge
P.U. D., Second Filing, a plat recorded May 9, 2001 as Reception No. 2001034799 of the Records
of Larimer County.
Together With;
All that portion of Tract A, inclusive of Building Envelope 1, Building Envelope 6 and Building
Envelope 7, of the Registry Ridge P.U. D., Second Filing, a plat recorded May 9, 2001 as
Reception No. 2001034799 of the Records of Larimer County, that portion of said Tract A
being more particularly described as follows:
BEGINNING at the Southeast Corner of Park AA of the Liberty at Registry Ridge Condominium
Community, a plat recorded October 16, 2008 at Reception No. 20080065299 of the Records of
Larimer County;
THENCE South 00°00'15" East along the Westerly Right of Way line of Enterprise Drive a
distance of 342.19 feet to a Point of Curvature;
THENCE along the arc of a Curve concave to the Northwest a distance of 23.59 feet, said curve
has a Radius of 15.00 feet, a Delta of 90°03’47” and is subtended by a Chord bearing South
45°01’39” West a distance of 21.23 feet to a Point of Tangency on the Northerly Right of Way line

THENCE along the arc of a Curve concave to the Northeast a distance of 14.51 feet, said curve has
a Radius of 15.00 feet, a Delta of 55°25’09” and is subtended by a Chord bearing North 27°30’21”
West a distance of 13.95 feet to a Point of Tangency on the Easterly Right of Way line of Nimitz
Drive;
THENCE North 00°12’14” East along the Easterly Right of Way line of Nimitz Drive a distance of
145.69 feet to the Southwest corner of Phase 11 of Liberty at Registry Ridge Condominium
Community, a map recorded September 22, 2014 as Reception No. 20140053713 of the Records of
Larimer County;
THENCE North 90°00’00” East along the South line of said Phase 11 a distance of 198.95 feet to
the East line thereof;

Southwest corner thereof;

Registry Ridge Fourth Filing, a plat recorded April 23, 2002 as Reception No. 2002044752 of the
Records of Larimer County, inclusive of Tract A, Tract B, Tract C, Tract D, Building Envelopes 1
through 21, and all the Vacated Right of Ways of Nimitz Drive, Hornet Drive, Enterprise Drive,
Cabot Court and Kitty Hawk Court as were previously dedicated by the recordation of said
Registry Ridge Fourth Filing.
Said described parcels of land contain a total of 11.831 acres, more or less (±).
