Response: Labels have been revised. Comment Number: 2 Comment Originated: 08/22/2014 Move the east site/landscape plan over to the right on the page so that there is overlap where the east and west plans line up on the page. The matchline area is difficult to read because there is no overlap. Response: The site plan has been adjusted to show overlap. Comment Number: 3 Comment Originated: 08/22/2014 Plan needs to more clearly show the extent of the 6' fencing. Final Plan will need to address text size and labeling issues. Response: fence linework has been adjusted. Comment Number: 4 Comment Originated: 08/22/2014 Trails: Access easement for the trail needs to be described as a public access easement. Also, show the easement on the site plan for reference. Trail access adjacent to Sunflower needs to connect to the trail system to the west. Would also suggest moving the temporay portion of the trail over to the eats side of Vixen, since the west side may not have sidewalk with phase one. Response: There is not a trail along Sunflower. It is a concrete drain pan. The pedestrian amenities have been removed from that area to prevent confusion. Comment Number: 5 Comment Originated: 08/22/2014 Fox Grove PDP – Comment Responses Round 3 November 26, 2014 Page 2 of 7 ELCO Comments: ELCO has reviewed the above referenced submittal and in general has no objections to the water system as proposed. ELCO requests the utility engineer contact the District before preparation of design review drawings for comments on minor adjustments and plan and profile sheets needed for the 12” waterline. Response: ELCO has been contacted regarding the design. Comment Number: 6 Comment Originated: 08/22/2014 Boxelder has provided comments in a separate letter dated August 18, 2014. 1) Boxelder Sanitation District's existing 12 inch sanitary sewer main just south of the proposed property needs adequate access for BSD maintenance equipment to every manhole. Response: The trail along the drainage ditch has a swath of 10’ clear. This should be sufficient for maintenance vehicles. 2) The sewer connection into BSD's existing manhole south of the proposed property on Vixen Drive is shown within proposed curb valley pan. It will be necessary to remove the existing manhole and install a new manhole close to centerline of street or realign Vixen Drive so that the existing manhole does not fall within flowline. Response: Further investigation of the existing manhole has determined that the rim can be rotated out of the proposed curb and gutter. A note has been added to the final plans. 3) If Phase II shown on the Overall Site Plan is developed in the future, the existing 12-inch sanitary sewer is planned for upsizing to accommodate future plans. Response: Acknowledged. (no final TDRF due based on this proposal). 09/17/2013: The project owes an additional $3,185.25 for the TDRFee's. The acreage being platted was not used in the applicants calculations and that is the difference. Response: Acknowledged. Please contact met to resolve the fee questions. Response: The easement legal descriptions and exhibits are provided with this submittal. The easement dedication agreement will be provided with future submittals if requested. Comment Number: 15 Comment Originated: 08/19/2014 08/19/2014: The type III barricades at the end of Vixen Dr and Carriage Parkway on the the adjacent property to the south. An easement or letter of intent from the adjacent property owners is needed to show this on their property. Response: The barricades are shown north of the property line. The roadway will be built to within 5’ of the property line as to not disturb the adjacent property. Comment Number: 16 Comment Originated: 08/19/2014 08/19/2014: The vertical curve along Carriage Parkway at the south property line does not meet the 120ft minimum vertical curve length for a collector roadway. Please revise. See sheet R1. Response: The vertical curve has been revised and now complies with standards. Show street light locations, utiltity service lines, driveways and stop sign locations. Street trees should be placed to meet separtion standards in relation to these features. Response: There is a typical detail for tree and utility separations. The planting plan has been updated with utility separations. Comment Number: 4 Comment Originated: 07/10/2014 07/10/2014: Provide only one street tree per lot for lots 60 feet or less in width. This appears to be all of the lots on this project. Only one tree per lot is feasible on narrow lots to meet driveway and utility separations standards. Response: The existing easement was shown in the wrong place due to outdated information. The existing easement has now been revised. The existing and proposed easements now line up. 07/09/2014: FIRE LANE SPECIFICATIONS The secondary access, temporary fire lane shall maintain the required 20 foot minimum width & 14 foot minimum overhead clearance. It shall be visible by signage and maintained unobstructed at all times. It shall be designed to support 40 tons. Compacted road base is acceptable in this application. A rollover curb is also acceptable in this application. Response: The temporary emergency access easement is called out as to be constructed of roadbase on sheet G3. A gate will be located on the property line between Fox Grove and Sunflower. The gate details will be provided on the site plan documents.
