standards adopted by the applicant's governing body.
- (Extent): The development identifies and mitigates functional and visual impacts to the the public

09/02/2014: CSU's adopted aesthetic guidelines call for providing adequate bicycle parking to serve
each building's use and population. Bicycle parking should be provided to serve the needs of
students and faculty using the new formal classroom space.

08/25/2014: FIRE CONTAINMENT
The existing structure is 4,331 sq.ft. with an increase of 1,060 sq.ft. from the addition for a total of 5,391
sq.ft. Buildings exceeding 5000 square feet shall be sprinklered or fire contained. If containment is
used, the containment construction shall be reviewed and approved by the Poudre Fire Authority prior
to installation.

08/25/2014: FIRE LANES
The existing building meets fire code requirements for minimum access from Laurel Street (see code
reference below) however with the addition at the back of the existing structure, it appears the building
will become out of access. The fire code allows for an increase in the maximum access length when
the building is fire sprinklered. Please contact me with any questions.
2012 IFC 503.1.1: Approved fire Lanes shall be provided for every facility, building or portion of a
building hereafter constructed or moved into or within the jurisdiction. The fire apparatus access road
shall comply with the requirements of this section and shall extend to within 150 feet of all portions of
the facility and all portions of the exterior walls of the first story of the building as measured by an
approved route around the exterior of the building or facility. When any portion of the facility or any
portion of an exterior wall of the first story of the building is located more than 150 feet from fire
apparatus access, the fire code official is authorized to increase the dimension if the building is
equipped throughout with an approved, automatic fire-sprinkler system.
