document these aspects and the alternatives proposed.

leaves a lot of ambiguity. I'd like to pin down a definite location for this equipment as soon as
possible so this note can be removed, or add additional documentation that landscaping or screening

Please add a lot coverage table showing the total area (SF) of Phase 1, Phase 2 and the remainder of
the parcel.
Please show the location of the remnant asphalt along the top of the river slope and add a note
whether this will be removed or remain.
Please add a note that the building is to be demolished.
Please add a label that the eastern fence is existing chain-link fencing with barbed wire for the
Wastewater Treatment Plant.
The cover sheet will need signature blocks for Owner's Authorization and Direction of Planning
approval. Please let me know if you need examples or sample language.

08/19/2014: Per the approved CDOT access control plan, a 10ft bike/pedestrian sidewalk is to be
installed along the Riverside frontage of the property. Current submittal is showing a future 6ft sidewalk
to be installed by others. Typically, development projects are required to build all public infrastructure
as part of the current project.

08/19/2014: COFC Engineering and CDOT have concerns regarding the proposed access point off of
the COFC Waste Water Treatment Plant (WWTP) driveway. The access needs to move north, out of
CDOT right-of-way. This will involve coordination with COFC WWTP. An access easement or letter
from the COFC WWTP will be needed to obtain access from a separate parcel.

The second site meeting with the applicant indicated that the entry drive would be revised and not
cross CDOT right of way. The neww route presented appears to have very small tree impact, but will
need to be reviewed at next round of review.

Along Riverside wide grouping of Autumn Brilliance Serviceberry are shown. Consider using the
native chokecherry or another native drought tolerant shrub in place of the A.B. Serviceberry as the
native choke cherry has much better xeric adaptation. A substantial water berm/basin around these
plants would help for establishment. Please provide landscape note that describes how these plants
will be irrigated to establishment.
