Wherever possible, lines drawings should be substituted for photos in the detail sections as these typically do not record well from mylar sheets at low resolutions. - Sheet 4: In the plant schedule 3 chokecherry's are shown to be planted, but I don't see their location or symbols on the landscape plan. Can we double-check on this? - Sheet 4: There is a hatching artifact partially obscuring the tree auger clearance table. To help meet this, additional native shrubs should be planted in a natural manner between the development and the River. Please provide landscape note that describes how these plants will be irrigated to establishment. 09/19/2014: Forestry recommends that native chokecherry be used in place of the Autumn Brilliance Serviceberry. Please change Autumn Brilliance Serviceberry to native chokecherry as the latter is much more adapted to xeric conditions. The planting detail should show the 3 inch to 5 inch water saucer around the individual plants. Please show in the planting detail the distance between the concrete sidewalk and center of plant as 5 feet instead of 2 feet minimum to allow for the potential 10 foot spread of chokecherry. Remove reference to juniper in the shrub planting detail. Please add additional information to general note number 1 that says in effect the following. All shrubs and trees shall be hand watered to establishment for a minimum of three years. The frequency and amount of irrigation water applied shall following the recommendations of a qualified landscape horticulturist. The qualified horticulturist shall make inspections of trees and shrubs during the three year establishment period and may advise increased irrigation frequency or extra years of irrigation to ensure establishment. The gate width is required to be 20' minimum which is what it appears to be on your plans. A swinging gate with a simple padlock is satisfactory as long as we can cut it. IFC 503.6: The installation of security gates across a fire apparatus access road shall be approved by the fire chief. Where security gates are installed, they shall have an approved means of emergency operation. The security gates and the emergency operation shall be maintained operational at all times. Gates securing fire apparatus access roads shall comply with all of the following criteria: 1. The minimum gate width for vehicle access shall be 20 feet. 2. Gates shall be of the swinging or sliding type. 3. Construction of gates shall be of materials that allow manual operation by one person. 4. Gate components shall be maintained in an operative condition at all times and replaced or repaired when defective. 5. Electric gates shall be equipped with a means of opening the gate by fire department personnel for emergency access. Emergency opening devices shall be approved by the fire code official. 6. Manual opening gates shall not be locked with an unapproved padlock, or chain and padlock, unless they are capable of being opened by means of forcible entry tools or when a key box containing the key(s) to the lock is installed at the gate location. 7. Gate design and locking device specifications shall be submitted for approval by the fire code official prior to installation. If the total disturbed area is >10,000 sq-ft then Erosion Control material will need to be submitted and reviewed per City Standards. If >1 acre then State stormwater construction permits will need to be pulled per State Regs. Some concern about the longterm erosion impacts of storm water running off the Solar arrays might cause sediment transportation from the site. How is this to be prevented / addressed?
