Illustrations shown herein have been created by taking
digital photographs at the locations illustrated on the
site reference plan and then overlaying them with a
Revit model of the proposed buildings.
Based on this analysis, the proposed project does not
have an adverse affect on the adjacent properties.
Buildings proposed on the west side of the property are
all two story structures which do not exceed 40' in
height. Buildings on the east exceed 40' in height only
at the uppermost ridgelines. The proposed buildings
are also comparable in scale and height to the adjacent
buildings respective to each side of the project.
Furthermore proposed building massing is varied in
height, undulation, materials and colors providing visual
interest.

Illustrations shown herein have been created using an
aerial photograph obtained from Google Earth as a
base site which was then overlaid with a site plan of
the proposed project and further overlaid with a Revit
model of the porposed buildings. Shadow analysis
was then conducted using Revit software, using the
site location and at the times of 9am, 12pm and 3 pm
on the summer and winter solstices.
Based on this analysis, the proposed project does not
have an adverse affect on the adjacent properties.
Minimal shadow impacts occur only for short periods in
the late day for only a limited number of days
surrounding the winter solstice. The property to the
west is not impacted after 9am at any time of year. The
properties to the north, northeast and east are only
minorly impacted during the period mentioned above.
And, the property to the south is not impacted at any
time, as expected.
