building. The north elevation has significant exposure to Taft Hill Road and a row of shrubs will
help soften the building.
A row of foundation shrubs has been considered along the north elevation of the building.
This area is in the future development zone and adding shrubs would not be a permanent
solution, so no shrubs have been added at this time.

01/30/2014: Please remove crested wheatgrass from your seed mix - it is a species that
invades and outcompetes other native species. Western Wheatgrass would be an excellent
substitution.
Crested Wheatgrass has been removed from the seed mix and replaced with Western Wheatgrass.
12/11/2013: It would be helpful to have the proposed seed mix for our review. Thanks.

Check street tree location so as to meet the LUC tree separation standard s (LUC 3.2.1.K)
Show locations for street lights, stop signs or signals, water and sewer service and main lines
and driveways and provide for the following separations.
20 feet from signs
40 feet from street lights for shade trees and 20 for ornamental trees
8 feet from driveways
10 feet from water and sewer mains
6 feet from water and sewer service lines
4 feet from gas lines
Separation standards for street trees vs street lights, stop signs, water and sewer service and mainlines,
and driveways have been met. Street light locations (per city of Fort Collins) have been located on
the landscape plan. A note with the separations has been added to the plan for field verification.

12/17/2013: Along the East side of Taft Hill Road there are existing streetlights at Bronson/Taft
and at Horsetooth/Taft with one mid-block streetlight between Horsetooth and Bronson. With
this development there may be a need for two additional streetlights adjacent to this site along
Taft Hill Rd staggering the existing lights. On your landscape plan please provide a minimum
of 40' of clearance from shade trees and 15' clearance from ornamentals.
Street lights have been located on the landscape plan per city of Ft. Collins direction.

12/17/2013: Some outstanding comments remain for the PDR.
a) PUBLIC-SAFETY RADIO AMPLIFICATION SYSTEM - New buildings require a fire
department, emergency communication system evaluation after the core/shell but prior to final
build out. For the purposes of this section, fire walls shall not be used to define separate
buildings. Where adequate radio coverage cannot be established within a building,
public-safety radio amplification systems shall be designed and installed in accordance with
criteria established by the Poudre Fire Authority. Poudre Fire Authority Bureau Admin Policy
#07-01
We will schedule this inspection after drywall has been installed.
b) FDC - Fire Department Connections shall be installed in accordance with NFPA standards.
Fire department connections shall be fully visible and recognizable from the street or nearest
point of fire department vehicle access. The location of the FDC shall be approved by the fire
department.
Noted: FDC location will be submitted in sprinkler system permit for Fire Department review
c) All other PFA comments relative to the PDP may be deferred until building permit (e.g.
Fire Alarm, Sprinkler System, Commercial Kitchen Hoods, Knox Box, Premise Identification).

a) Turning radii of C-5 should be 25' rather than 15' as currently shown.
b) The fire lane shall be signed as per Appendix D, section D103.6 of the IFC with "NO

c) The Temporary Fire Lane, along with the permanent fire lane, is required to be signed. It
shall be plowed and maintained as needed and kept otherwise unobstructed at all times.

12/17/2013: After a quick review of the Landscape plan for temporary and permanent seeding,
it was noted that the plan was a bit confusing with the Key versus In Plan Notes (i.e. hatch work
showed Temporary seeding but notes called out for Permanent seeding and vice-versa) Also,
a seed mix showing the Pure Live Seed ratio would be recommended either on the landscape
plan or later in the erosion control plan. If you need clarification concerning this, or if there are

each pond per meeting with the City Stormwater and Water Quality Departments.
