MIXED USE
1. ALL WORK SHALL CONFORM TO LOCAL CITY CODES. ALL LANDSCAPING AND PLANTS TO BE
LOCATED NOT TO INTERFERE WITH EXISTING OR PROPOSED UTILITIES. CONTRACTOR SHALL
VERIFY LOCATION OF ALL UNDERGROUND UTILITIES, LINES AND STRUCTURES PRIOR TO
EXCAVATION OR TRENCHING. DAMAGE TO THESE UTILITIES SHALL BE REPAIRED BY THE
CONTRACTOR AT NOT COST TO THE OWNER OR LANDSCAPE ARCHITECT.
2. ALL PLANT MATERIALS SHALL BE IN ACCORDANCE WITH AAN (AMERICAN ASSOCIATION OF
NURSERYMEN) SPECIFICATIONS FOR NUMBER ONE GRADE.

8. DESIGN OF IRRIGATION SYSTEMS SHOULD AVOID OVERSPRAY ONTO NON-PLANTED AND
IMPERVIOUS SURFACES.
9. ALL IRRIGATION SYSTEMS SHALL BE MAINTAINED IN GOOD WORKING CONDITION.
10. ALL LANDSCAPING SHALL BE INSTALLED CONSISTENT WITH XERISCAPE STANDARDS FOR
INSTALLATION, SOIL PREPARATION AND IRRIGATION.
11. ALL LANDSCAPING SHALL MEET UTILITY CLEARANCE REQUIREMENTS STIPULATED BY THE
CITY.
12. SPACING OF TREES WILL BE SUBJECT TO POSITION ADJUSTMENT TO ACCOMMODATE
DRIVEWAY CURBCUTS; STORM SEWER, WATER, AND SANITARY SEWER FACILITIES;
ELECTRICAL APPURTENANCES; AND ANY OTHER FIXED IMPROVEMENTS.
13. LOCATION OF TREES AND SHRUBS MAY BE SITE ADJUSTED. FINAL LOCATIONS TO BE
DETERMINED IN THE FIELD BY THE LANDSCAPE ARCHITECT. THE CONTRACTOR SHALL CALL
FOR ALL UTILITY LOCATES AND FIELD VERIFY THE LOCATION OF ALL UNDERGROUND UTILITIES
PRIOR TO EXCAVATION.
14. TREES SHALL NOT BE PLANTED CLOSER THAN 4 FEET ON CENTER TO ANY GAS OR ELECTRIC
LINE AND NO CLOSER THAN 10 FEET ON CENTER TO ANY WATER OR SEWER LINE. SHRUBS
SHALL NOT BE PLANTED CLOSER THAN 4 FEET ON CENTER TO ANY WATER OR SEWER LINE.
TREE PLANTING SHALL BE COORDINATED WITH PUBLIC SERVICE COMPANY. LOCATIONS OF
ALL UTILITIES SHALL BE VERIFIED IN THE FIELD PRIOR TO PLANTING. A HORIZONTAL DISTANCE
OF 40 FEET ON CENTER BETWEEN STREET TREES AND STREET LIGHTS SHALL
BMAINTAINED.NO LANDSCAPING CAN BE LOCATED WITHIN 8' OF THE FRONT / BACK OF A
TRANSFORMER OR WITHIN 3' OF THE SIDES OF A TRANSFORMER. 20' BETWEEN SHADE
AND/OR ORNAMENTAL TREES AND TRAFFIC CONTROL SIGNS AND DEVICES. 10' BETWEEN
TRESS AND WATER OR SEWER MAINS. 6' BETWEEN TREES AND WATER OR SEWER SERVICE LINES
15. A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS AS NOTED
ON THIS PLAN ARE PLANTED, PRUNED, OR REMOVED ON THE PUBLIC RIGHT-OF-WAY. THIS INCLUDES
ZONES BETWEEN THE SIDEWALK AND CURB, MEDIANS AND ANY OTHER CITY PROPERTY. THIS PERMIT
SHALL APPROVE THE LOCATION AND SPECIES TO BE PLANTED. FAILURE TO OBTAIN THIS PERMIT MAY
RESULT IN REPLACING OR RELOCATING TREES AND A HOLD ON THE CERTIFICATE OF OCCUPANCY.
16. THE DEVELOPER SHALL CONTACT THE CITY FORESTER TO INSPECT ALL STREET TREE PLANTINGS AT
THE COMPLETION OF EACH PHASE OF THE DEVELOPMENTS. ALL TREES NEED TO HAVE BEEN
INSTALLED AS SHOWN ON THE LANDSCAPE PLAN. APPROVAL OF THE STREET TREE PLANTING IS
REQUIRED BEFORE FINAL APPROVAL OF EACH PHASE. FAILURE TO OBTAIN APPROVAL BY THE CITY
FORESTER FOR THE STREET TREES IN A PHASE SHALL RESULT IN A HOLD ON THE CERTIFICATE OF
OCCUPANCY FOR FUTURE PHASES OF THE DEVELOPMENTS.
17. ALL LANDSCAPE AREAS WITHIN THE SITE SHALL BE IRRIGATED WITH AN AUTOMATIC UNDERGROUND
IRRIGATION SYSTEM. AN IRRIGATION PLAN WILL BE REQUIRED PRIOR TO THE ISSUANCE OF A
BUILDING PERMIT.
18. ALL TURF AREAS (NOT INCLUDING DRY LAND TURF AREAS) TO BE IRRIGATED WITH AN AUTOMATIC
POP-UP IRRIGATION SYSTEM. ALL SHRUB BEDS AND TREES TO BE IRRIGATED WITH AN AUTOMATIC

20. TREES SHALL BE IRRIGATED WITH AN AUTOMATIC DRIP SYSTEM OR EQUIVALENT.
21. THE WATER BASIN RIDGE FOR TREES IN DRY LAND AREAS TO BE AT LEAST 6 INCHES HIGHER
TO ALLOW FOR SETTLING OF SOIL.
