NUMBER ONE GRADE. ALL TREES SHALL BE BALLED AND BURLAPPED OR EQUIVALENT.
2. TREES SHALL NOT BE PLANTED CLOSER THAN 4 FEET TO ANY GAS LINE, NO CLOSER THAN 6 FEET TO ANY WATER
OR SEWER SERVICE LINE, AND NO CLOSER THAN 10 FEET TO ANY WATER OR SEWER MAIN. TREE PLANTING
SHALL BE COORDINATED WITH PUBLIC SERVICE COMPANY. A HORIZONTAL DISTANCE OF 40 FEET BETWEEN
STREET TREES AND STREET LIGHTS AND 15 FEET BETWEEN ORNAMENTAL TREES AND STREET LIGHTS SHALL BE
MAINTAINED. SHRUBS ARE NOT TO BE PLANTED WITHIN 4 FEET OF ANY WATER OR SEWER MAINS. PLANT
MATERIAL SHALL BE ADJUSTED IN THE FIELD TO MAINTAIN THE ABOVE CLEARANCES.
3. LANDSCAPING SHALL BE INSTALLED OR SECURED WITH A LETTER OF CREDIT, ESCROW, OR PERFORMANCE BOND
FOR 125% OF THE VALUE OF THE LANDSCAPING AND INSTALLATION PRIOR TO THE ISSUANCE OF A CERTIFICATE
OF OCCUPANCY.
4. CONTACT THE CITY FORESTER TO INSPECT ALL STREET TREE PLANTINGS AT THE COMPLETION OF EACH PHASE
OF THE DEVELOPMENT. ALL TREES NEED TO HAVE BEEN INSTALLED AS SHOWN ON THE LANDSCAPE PLAN.
APPROVAL OF STREET TREE PLANTING IS REQUIRED BEFORE FINAL APPROVAL OF EACH PHASE .
5. LANDSCAPING WITHIN PUBLIC RIGHT-OF-WAYS AND COMMON OPEN SPACE AREAS SHALL BE INSTALLED BY THE
DEVELOPER AND MAINTAINED BY THE OWNER.
6. DEVELOPER SHALL ENSURE THAT THE LANDSCAPE PLAN IS COORDINATED WITH THE PLANS DONE BY OTHER
CONSULTANTS SO THAT THE PROPOSED GRADING, STORM DRAINAGE, OR OTHER CONSTRUCTION DOES NOT
CONFLICT NOR PRECLUDE INSTALLATION AND MAINTENANCE OF LANDSCAPE ELEMENTS ON THIS PLAN.
7. ALL LANDSCAPE AREAS WITHIN THE SITE SHALL BE IRRIGATED WITH AN AUTOMATIC UNDERGROUND DRIP
IRRIGATION SYSTEM AND A RAIN SENSOR. AN IRRIGATION PLAN, REVIEWED AND APPROVED BY THE WATER
UTILITIES, WILL BE REQUIRED PRIOR TO ISSUANCE OF A BUILDING PERMIT.
8. ALL PERENNIAL BEDS TO BE MULCHED WITH A THREE INCH (4") LAYER OF WASHINGTON CEDAR (GORILLA HAIR)
MULCH BY PIONEER SAND COMPANY, PIONEERSAND.COM.
9. ALL ORNAMENTAL GRASS BEDS TO BE MULCHED WITH 3" DEEP 1.5" RIVER ROCK MULCH.
10. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL THAT IS REMOVED DURING CONSTRUCTION ACTIVITY SHALL BE
CONSERVED FOR LATER USE.
11. THE SOIL IN ALL LANDSCAPE AREAS, INCLUDING PARKWAYS AND MEDIANS, SHALL BE THOROUGHLY LOOSENED
TO A DEPTH OF NOT LESS THAN EIGHT (8) INCHES AND SOIL AMENDMENT SHALL BE THOROUGHLY
INCORPORATED INTO THE SOIL OF ALL LANDSCAPE AREAS TO A DEPTH OF AT LEAST SIX (6) INCHES BY TILLING,
DISCING OR OTHER SUITABLE METHOD, AT A RATE OF AT LEAST THREE (3) CUBIC YARDS OF SOIL AMENDMENT
PER ONE THOUSAND (1,000) SQUARE FEET OF LANDSCAPE AREA. TO PROTECT EXISTING TREES FROM ROOT
DAMAGE DO NOT CULTIVATE MORE THAN 2 INCHES DEEP WITHIN THE DRIP LINE ZONE OF EXISTING TREES.
12. STREET LANDSCAPING, INCLUDING STREET TREES, SHALL BE SELECTED AND MAINTAINED IN ACCORDANCE WITH
ALL CITY CODES AND POLICIES.
13. STREET TREES SHALL BE SUPPLIED AND PLANTED BY THE DEVELOPER USING A QUALIFIED LANDSCAPE
CONTRACTOR. THE DEVELOPER SHALL REPLACE DEAD OR DYING STREET TREES AFTER PLANTING UNTIL FINAL
MAINTENANCE INSPECTION AND ACCEPTANCE BY THE CITY OF FORT COLLINS FORESTRY DIVISION. ALL STREET
TREES MUST BE ESTABLISHED, OF AN APPROVED SPECIES AND OF ACCEPTABLE CONDITION PRIOR TO
ACCCEPTANCE.
14. ALL PLANTINGS IN THE SITE DISTANCE EASEMENT MUST COMPLY WITH SIGHT DISTANCE RESTRICTIONS.
15. STUMPS FROM REMOVED TREES TO BE GROUND TO 20 INCHES BELOW GRADE, STUMP CHIPS REMOVED FROM
AND STUMP CAVITY AND FILLED HOLE TOP SOIL.
16. BENCHES, PLANTERS AND BIKE RACKS WITHIN THE RIGHT OF WAY WILL NEED TO BE APPROVED BY A SEPARATE
RIGHT OF WAY ENCROACHMENT PERMIT.

A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS AS NOTED ON THIS PLAN
ARE PLANTED, PRUNED OR REMOVED ON THE PUBLIC RIGHT-OF-WAY. THIS INCLUDES ZONES BETWEEN THE
SIDEWALK AND CURB, MEDIANS AND OTHER CITY PROPERTY. THIS PERMIT SHALL APPROVE THE LOCATION AND
SPECIES TO BE PLANTED. FAILURE TO OBTAIN THIS PERMIT MAY RESULT IN REPLACING OR RELOCATING TREES AND A
HOLD ON CERTIFICATE OF OCCUPANCY. TREE REMOVAL SHALL BE BY A BUSINESS HOLDING A CURRENT CITY OF FORT
COLLINS ARBORIST LICENSE AND ON THE CITY BID LIST.
REASONS FOR REMOVALS: The American Elm along Magnolia
is to be removed based on analysis by the forestry department
due to conflicts with the proposed building and adjacent
excavation. The two oak trees along Mason are to be removed do
to conflicts with the proposed plaza and walk system. The cedar
tree is only inches from the existing building. It will be removed to
allow for the construction of the new building.
