From Fort Collins-Loveland Water District & South Fort Collins Sanitation District, Terry Farrill: "the
water and sanitary sewer lines are to be re-configured to minimize fitting and crossings. The water
service, sanitary sewer services and the meter pits need to be shown. The meter pits are to be
located one foot inside the ROW in a non-traffic, non-pedestrian area.
The District will require another review due eto the nature of the above comments. Please do not

Tree Protection and Mitigation:
Add the tree protection specifications found in LUC 3.2.1 G 1-7 including the table for number 7.
Provide two upsized mitigation trees for the pine and the 6 inch diameter honeylocust shown to be
removed. These two mitigation trees should be sized as follows:
Shade Trees 3.0 inch caliper or Ornamental Trees 2.5 inch caliper or Evergreen trees 8 feet height
Provide a labeled symbol for evergreen tree to remain and protect and deciduous tree to remain and
protect.

Building Permit Pre-Submittal Meeting
Pre-Submittal meetings are offered to assist the designer/builder by assuring, early on in the design,
that the new commercial or multi-family projects are on track to complying with all of the adopted City
codes and Standards listed below. The proposed project should be in the early to mid-design stage
for this meeting to be effective and is typically scheduled after the Current Planning conceptual review
meeting. Applicants of new commercial or multi-family projects are advised to call 416-2341 to
schedule a pre-submittal meeting. Applicants should be prepared to present site plans, floor plans,
and elevations and be able to discuss code issues of occupancy, square footage and type of
construction being proposed.
Construction shall comply with the following adopted codes as amended:
2012 International Building Code (IBC)
2012 International Residential Code (IRC)
2012 International Energy Conservation Code (IECC)
2012 International Mechanical Code (IMC)
2012 International Fuel Gas Code (IFGC)
2009 International Plumbing Code (IPC) as amended by the State of Colorado
2011 National Electrical Code (NEC) as amended by the State of Colorado
Accessibility: State Law CRS 9-5 & ICC/ANSI A117.1-2009.
Snow Load Live Load: 30 PSF / Ground Snow Load 30 PSF.
Frost Depth: 30 inches.
Wind Load: 100- MPH 3 Second Gust Exposure B.
Seismic Design: Category B.
Climate Zone: Zone 5
Energy Code Use
1. Single Family; Duplex; Townhomes: 2009 IRC Chapter 11 or 2009 IECC Chap 4.
2. Multi-family and Condominiums 3 stories max: 2009 IECC Chapter 4.
3. Commercial and Multi-family 4 stories and taller: 2009 IECC Chapter 5.
Fort Collins Green Code Amendments effective starting 1-1-2012. A copy of these requirements can

Project specific concerns:
1. Fire-sprinkler systems are required. A new code amendment effective in Aug 1-2014 will require a
sprinkler system in all property-line townhomes and duplexes.
2. New Green Code requires:
a. Upgraded insulation is required for buildings using electric heat or cooling.
b. Low-flow Watersense plumbing fixtures (toilet, faucets, shower heads) are required.
c. Special combustion safety requirements for natural draft gas appliances.
d. Low VOC interior finishes.

05/07/2014: The 20' width of the Private Drive equals the required width of the fire lane. Fire lanes shall
be visible by painting and/or signage, and maintained unobstructed at all times. As such, no on-street
parking will be allowed within the project. I will need to see a plan for marking and designating the fire
lane in this development to prevent parking in the street.
IFC503.3 Marking. Where required by the fire code official, approved signs or other approved notices
shall be provided for fire apparatus access roads to identify such roads or prohibit the obstruction
thereof. Signs or notices shall be maintained in a clean and legible condition at all times ad be
replaced or repaired when necessary to provide adequate visibility.
IFC503.4 Obstruction of fire apparatus access roads. Fire apparatus access roads shall not be
obstructed in any manner, including the parking of vehicles. The minimum widths and clearances
established in Section 503.2.1 shall be maintained at all times.

Amendments of Volume 3 Chapter 7 Section 1.3.3. The current Erosion Control Materials Submitted
do not meet requirements. See redlines for corrections in the Erosion Control Plans perimeter
protection on the North and West Sides of the site and a sequence chart, Erosion Control Details
should also be included with this plan submitted. The Erosion Control Report (Stormwater Management
Control) submitted was incomplete and not current neither for City Erosion Control Requirements nor
for State SWMP requirements. The Site will also have to supply new Erosion Control Escrow
