The purpose of this survey was to collect samples of suspect asbestos‐containing building materials associated with the structure and have the building material samples analyzed for asbestos content in anticipation of future demolition of the property. A miscellaneous sample was also collected from the exterior of an out-building to the north of the office building. Suspect materials are divided into two types, friable and non-friable, based upon the material’s consistency. Friable is a material that, when dry, can be reduced to a powder or crumbled by finger (hand) pressure only, thereby rendering the material friable and allowing suspected asbestos fibers to become airborne. Friable materials produce a human health risk if the fibers are asbestos. When airborne the asbestos can be inhaled into the lungs causing future health problems and risks. Non-friable materials are miscellaneous building materials that in composition are hard and cannot be easily disturbed, and do not present a human health risk, unless activities such as crushing, sanding, or any activity that damages in a destructive way, such as during a demolition, causes its condition to become friable. According to section III.A.1.c of the Colorado Department of Public Health & Environment’s (CDPHE) Regulation 8, if the asbestos content of a sample of friable asbestos is estimated to be 1% asbestos or less, but greater than 0%, by a method other than point counting, the determination shall be repeated using the point count technique Northern Colorado Feeders Supply -3- April 15, 2014 Re: 300 Hickory Street with polarized light microscopy. The EPA and the CDPHE define asbestos containing materials (ACMs) as any materials which test positive at greater than (>) 1% asbestos. According to AHERA, EPA, and the CDPHE, materials testing at less than (<) or equal to 1% asbestos are not considered to be an ACM. However, materials containing ANY amount of asbestos should be handled according to OSHA protocol. The samples were analyzed for asbestos content concentrations utilizing Polarized Light Microscopy (PLM). Sufficient samples were collected to make this determination. RECOMMENDATIONS Based on the findings of this survey, National Inspection Services® recommends the following: • The texture/compound (1C, 1E) located on the walls in Room 2 was confirmed to be an ACM (2/3% Chrysotile). This material was assessed in good condition and friable. Prior to any renovation/demolition activities that may impact this material, this material should be abated by a Colorado Certified Asbestos Abatement contractor in accordance to Colorado Regulation 8. All associated overspray should also be abated prior to renovation/demolition activities. Prior to any renovation/demolition activities that may impact this material, this material should be abated by a Colorado Certified Asbestos Abatement contractor in accordance to Colorado Regulation 8. All associated overspray should also be abated prior to renovation/demolition activities. • The texture/compound (6A, 6B, 6C) located on the walls and ceiling in the Bathroom was confirmed to be an ACM (3% Chrysotile). This material was assessed in good condition and friable. Prior to any renovation/demolition activities that may impact this material, this material should be abated by a Colorado Certified Asbestos Abatement contractor in accordance to Colorado Regulation 8. All associated overspray should also be abated prior to renovation/demolition activities. LIMITATIONS This survey was designed to provide the client with observable materials (materials which were readily accessible and visible) that were collected and analyzed for asbestos content. Asbestos-containing materials, not specifically tested or identified in this survey, may exist in areas that were inaccessible or would require demolition or deconstruction activities to facilitate identification (i.e. behind covered walls and/or ceilings, inside areas of ductwork and/or mechanical equipment components, etc.). Performance of this asbestos survey is intended to reduce, but not eliminate, uncertainty regarding the presence of asbestos-containing building materials. National Inspection Services® neither expresses nor implies a guarantee that all asbestos- containing materials were identified during this survey. National Inspection Services® used reasonable diligence consistent with industry standards to identify asbestos- containing materials during this survey. Samples were collected randomly based on sampling criteria outlined in Colorado Regulation 8. Per the Client, an exterior sample was also collected from the exterior of out-building to the north of the office building. Any materials not sampled during this asbestos inspection should be assumed to be an ACM until confirmed otherwise by a Colorado Certified Asbestos Building Inspector. Overspray associated with ACM texture/compound may be present in areas above ceiling thresholds, floors, and/or wall cavities. If encountered, any associated overspray must be treated as an ACM. This report has been expressly prepared to deliver the results of a physical survey based on the collection of, and the laboratory analysis of, suspect asbestos samples. National Inspection Services® does not engage in the abatement of asbestos containing materials, and as such will not dispense abatement methodology advice. Revisits to any subject property post-abatement, for the purpose of validating the abatement work of other parties, or for the preparation of state certification documents, will accrue additional fees. This report is not an abatement plan; National Inspection Services® will not be held responsible for the mishandling of the information contained herein.
