A tract of land for easement purposes, being a part of Tract K, Ridgewood Hills P.U.D., First Filing
recorded June 16, 1995 as Reception No.19950034060 of the Records of Larimer County, located
in the Northeast Quarter (NE114) of Section Fourteen (14), Township Six 'North (T.6N.), Range
Sixty-nine West (R.69W.) of the Sixth Principal Meridian (6th P.M.), City of Fort Collins, County
of Larimer, State of Colorado and being more particularly described as follows:
BEGINNING at the Southeast corner of Tract L of said Ridgewood Hills P.U.D., First Filing and
assuming the East line of said Tract L as bearing North 14°13'01" East being a Grid Bearing of the
Colorado State Plane Coordinate System, North Zone, North American Datum 1983/2007, a
distance of 173.66 feet with all other bearings contained herein relative thereto,
THENCE North 14°13'01" East along said Easterly line of said Tract L a distance of 14.12 feet;
THENCE South 72°02'06" East a distance of 12.33 feet to the beginning point of a curve, non -
tangent to the aforesaid line and to the Westerly line of an existing Drainage, Access and Utility
Easement dedicated with Ridgewood Hills P.U.D., First Filing;
THENCE along the Westerly line of said Easement and along the arc of a curve concave to the
Southeast a distance of 20.12 feet, said curve has a Radius of 60.00 feet, a Delta of 19°12'41"and
is subtended by a Chord that bears South 15°09'55" West a distance of 20.02 feet to the end of
curve;
THENCE North 72002'06" West along a line non -tangent to the aforesaid curve a distance of 30.16
feet to the South line of said Tract L;
THENCE North 89°34'05" East along said South line a distance of 18.74 feet to the POINT OF
BEGINNING.
Said described parcel of land contains 286 Square Feet, more or less (±), and may be subject to any
rights -of -way or other easements of record or as now existing on said described parcel of land.
