It appears that the drainage is currently sheet flowing off the roadway and down the hill. In the future if more build out occurs where will this drainage go? Drainage from the Private Drive will sheet flow off the edge of the pavement, and will not be a concentrated flow across the Miles House sidewalk. In the event that the future development to the north requires a curb to be installed along the Private Drive causing a concentrated flow at the sidewalk, an appropriate means of conveying the flow under the sidewalk will be implemented. Comment Number: 2 Comment Originated: 05/27/2014 05/27/2014: The Private drive in Tract A is acceptable for this replat but it should be noted and will be in the Development Agreement that depending on the development and site plan of Outlot A this Tract A may need to be dedicated as public Right of Way. This is why the Private street should still conform to City Standards so that it could be taken over in the future. Tract A has been modified and is now being dedicated as a 51’ ROW. The Sight distance triangle is shown on the utilities sheet but is not labeled. The variance is now listed. The Development agreement will stipulate that Lots 1 - 14 in Block 2 can not take access onto Nancy Gray. Noted. All lots will be accessed from the Private Drive located behind the homes. Please state the project datum on sheets CS1 & CS2, and provide an equation to get from NAVD88 to NGVD29 unadjusted, i.e. NAVD88 = NGVD29 Unadjusted + _______. Due to the variability in difference between NAVD88 and NGVD29 Unadjusted depending on location around town, we have not provided the requested equation on our plans. However, we have listed our benchmark elevations in both datums for reference.
