Description of project: This is a request to build a housing development located on Lot 2, LEE M.L.D.
(Parcel # 87152-18-702) east of I-25 and south of Mulberry Street. The housing development would contain
66 units in phase one with single-family dwellings. The site is zoned Low Density Mixed-Use (L-M-N).

09/17/2013: The project owes an additional $3,185.25 for the TDR Fee's. The acreage being
platted was not used in the applicants calculations and that is the difference.
Response: A Plat for Phase Two will be submitted at a later date with a future PDP. At that time the additional fees will be
paid. If this is not acceptable please call to discuss.

10/01/2013: As the site's development is greater than 500' from the top of bank of Boxelder
Creek, an ECS was not required for the project. I will continue to review the native seed mix
proposed temporarily in the phase two area to ensure it successfully establishes. Is there a
chance of not disturbing this area at all until Phase 2?
Response: The only disturbance will be for planting trees and installation of a soft surface trail.

09/16/2013: As this development is within the City limits, electric utility service must be
provided by Fort Collins Light & Power. The nearest available electric power system is along
the east side of the I-25 frontage road. The developer will need to provide off-site easement(s)
from the frontage road to the corner of Huntsman Dr. & Vixen Dr., and pay the cost to extend
the electric system to the site. In addition, normal electric development charges will apply.
Please coordinate with Light & Power Engineering at 970-221-6700.
Response: A 6’ Dry Utility Easement is shown in the plans extending from Fox Grove to the Frontage Road.

09/16/2013: The utility plan does not show the locations of water or sewer services. The
locations of these will need to be coordinated with Light & Power Engineering before they are
finalized.
Response: The service locations will be shown on the future FDP submittal.

09/16/2013: As it appears that the streets will be dedicated public streets, streetlighting to City
standards will be provided on City streets by Fort Collins Light & Power at the developers
expense. A landscape plan showing planned streetlights was sent to Repley Design on Sept.
16th. Street trees will need to be adjusted to provide a minimum clearance of 40 feet to
streetlights (15 feet if the tree is an ornamental type).
Response: Please provide a new sketch based on the revised design.

09/17/2013: The site disturbs more than 10,000 sq-ft therefore Erosion and Sediment Control
Materials need to be submitted for FDP. The erosion control requirements are in the
Stormwater Design Criteria under the Amendments of Volume 3 Chapter 7 Section 1.3.3.
Current Erosion Control Materials Submitted does not meet requirements. Please submit;
Erosion Control Plan, Erosion Control Report, and an Escrow / Security Calculation. If you need

irrigated? This should be irrigated at least until seed is established.
Response: Native seed shall be irrigated for establishment where grading takes place. All other areas to remain undisturbed.
Is it necessary to overseed, is it possible to leave the majority of the area undisturbed?

09/10/2013: Plans need greater details on the park play-ground. This is part of the required
landscaping and will be included in the 125% finical guarantee if it is not installed at time of the
first Certificate of Occupancy.
Response: More detail has been added to the playground area. Future detail shall be provided with the FDP.
