These would be private easements, not dedicated to the City. The shared access easements have been added. Comment Number: 2 Comment Originated: 05/12/2014 05/12/2014: Please include a note on the plat: No building permit will be granted for construction until a site-specific landscape plan, site plan, architectural elevations and utility plans for such construction have been approved by the Planning Director. The decision of the director to be based upon compliance with the Land Use Code and all other applicable criteria and standards. The note has been added. Department: Engineering Development Review Topic: General Comment Number: 1 Comment Originated: 05/14/2014 05/14/2014: Mylar copies of existing sheets 6 and 18 will need to be provided with the areas for which the new sheets are being provided bubbled out and reference to see the new sheet on which changes for that area are shown. This will be revisions to these sheets. The same requirements will apply to the existing grading sheets if additional grading information for the lots is to be provided (additional lot corner elevations). Upon approval, we will provide the mylar copies. I have suggested sheet numbering of 18 A, 18B, and 18C of 142. The plans have been revised as noted. Comment Number: 3 Comment Originated: 05/14/2014 05/14/2014: The new sheets need to include City signature blocks in the lower right hand corner of the page. The signature blocks have been provided. Comment Number: 4 Comment Originated: 05/14/2014 05/14/2014: The new sheets need to show the lot lines for the lots as proposed by the plat and label the lots as they will exist after the new plat is filed not per the old lot information. The lot lines have been added. Comment Number: 5 Comment Originated: 05/14/2014 05/14/2014: On the new utility sheets need to clarify what is to be constructed and what is existing. Many of the sheets seem to indicate that the mains and lines within the streets are to be constructed. The plans have been revised. Comment Number: 6 Comment Originated: 05/14/2014 05/14/2014: The following note needs to be included on the new utility plan sheets: Limits of street cut are approximate. Final limits are to be determined in the field by the City Engineering Inspector. All repairs and replacement of sidewalk, curb, gutter and asphalt shall be in accordance with City street repair standards. The work shown on these plans is not included within the existing DCP’s for Rigden Farm Six Filing. Permit(s) for all work shown on these plans shall be obtained prior to the start of any work shown on these plans. The note have been added. Comment Number: 7 Comment Originated: 05/14/2014 05/14/2014: It is a private drive not an alley and needs to be correctly labeled on sheet 18C. The label has been revised. Comment Number: 8 Comment Originated: 05/14/2014 05/14/2014: The proposed driveways on lots 19 and 20 do not align with the existing driveway locations. If new driveway locations are proposed the plans need to include notes and identify where the new driveways are to be located (either station information or distance from a property line) and identify that existing driveways are to be removed and that street cut and repaving requirements will apply. The plans have been revised to note removal of the existing driveways per City requirements and information has been added for the construction of the new driveways. Comment Number: 9 Comment Originated: 05/14/2014 05/14/2014: Need to show the sight distance on lot 16 on the plan. The site plan that shows this lot needs to note and identify that parking in the portion of the driveway that is covered by the sight distance easement is not allowed. It would actually be better if the driveway could be moved to the other side of the lot. The site distance has been added to the plans and a note has been added to indicate parking in the site distance easement is not allowed. Comment Number: 11 Comment Originated: 05/14/2014 05/14/2014: Where are trees going to be planted? With additional utilities being located behind the sidewalk this may limit landscaping on the properties. The landscape plans have been provided showing the tree locations. I can email it to you if it is needed. The language has been updated. If you wish to vacate some of the easements they need to be identified and noted on the plat. The easements have been updated. The access easement has been added. Second reading is scheduled for next week. If passed, there is a 10 day appeal period before the ordinances would become effective. All comments below will be assuming that these do pass.
