HomeMy WebLinkAboutBELLA VIRA - FDP - 36-05A/B - CORRESPONDENCE - PROJECT EXTENSION (3)April 2, 2014 John Minatta Bella Vira Town Homes Inc. 2037 Lexington Court Fort Collins, Colorado, 80526 Laurie Kadricb Director of Community Development & Neighborhood Services 281 North College Avenue Fort Collins, Colorado 80524 On behalf of Bella Vira Town Homes Inc. we are supporting the request by Ricmond American Homes for extension of the Final Plan Vested Rights to April 29, 2015 as set forth in Section 2.2.11(D)(4) of the Land Use Code for Bella Vira, Phase One and Two. We began negotiations for the sale of the 27 acre, 60 lot single family detached portion of Bella Vira to Richmond Homes in March of 2013 and closed the sale with Richmond in September 2013. We have been diligent in constructing engineering improvements as have Richmond Homes. We began excavation work on our 3.5 acre town home portion of the site on December 20, 2013 and completed final grading on January 14 2013. Phase Two is dependent on engineering work being done by Richmond American Homes in Phase 1. We are ready to start installing utilities immediately, but a ruling by the Planning and Zoning Board on March 131h granting a Major Amendment /Replat of our town home site is under appeal. This precludes us from obtaining our development construction permit until the appeal is resolved. We are unable to obtain financing as a multi -family use and a Replat changing the use designation to single family attached was necessary in order for lenders to qualify the project for a construction loan.
