Turf grass can be used along the Timberline frontage, the remainder of the site needs to be shrub beds at a high quality to support the modification. Building needs foundation planting evergreen tree accents. RESPONSE: Landscape plan has been updated to reflect the planning palette of the HC Plan. Shrub beds and evergreen planting have been used as suggested. By removing the existing building as part of this development project, the existing access should be adequate to serve the proposed development without the additional right out only access. Topic: General Comment Number: 6 Comment Originated: 01/13/2014 After reviewing the site plan and the ECS, the width of the 50' buffer can be reduced to the current distance shown on the plans of about 20'. To mitigate for this loss, more landscaping will be required in the buffer zone than is currently present to protect the function of the riparian and aquatic habitat. All existing trees need to be inventoried and recorded by number in a table. Each tree needs to be identified by species, condition size and mitigation. Significant trees need to be retained to the extent reasonably feasible. RESPONSE: We will set up a meeting with the Forester soon. You could provide an added compact parking space to the two facing the street and west of the right providing a backup for the three spaces and eliminating the three compact spaces facing west.
