to the fire riser room and not an entry to the building thus the intent was to not draw
attention to this door location by adding a canopy. The material for the stone and brick cap
courses have been identified.

and list the parking lot percentage coverage based on the defined area.

and the plan will need to be updated/designed to include shrubs, perennials, berms, stone
walls and boulders in order to justify the HC landscape setback reduction from 50 feet to 15
feet. Turf grass can be used along the Timberline frontage, the remainder of the site needs
to be shrub beds at a high quality to support the modification. Building needs foundation
planting evergreen tree accents.
RESPONSE: Landscape plan has been updated to reflect the planning palette of the HC
Plan. Shrub beds and evergreen planting have been used as suggested.

development without the additional right out only access.

After reviewing the site plan and the ECS, the width of the 50' buffer can be reduced to the
current distance shown on the plans of about 20'. To mitigate for this loss, more
landscaping will be required in the buffer zone than is currently present to protect the
function of the riparian and aquatic habitat.

existing trees and obtain species, condition and mitigation information. All existing trees
need to be inventoried and recorded by number in a table. Each tree needs to be identified
by species, condition size and mitigation. Significant trees need to be retained to the extent
reasonably feasible.

RESPONSE: The reason we routed the service on the east side of Timberline Road is
because those properties east have been platted and provide a 10’ Utility Easement for us
to utilize. The properties to the west do not have any utility easements.

These should be pruned if needed with such a note listed on the landscaping plan. This is
in addition to trees overhanging outside the property line as noted in the landscaping plan.
RESPONSE: We will have an on-site meeting with the City Forester, which hasn’t
happened yet. Then we can properly label and identify existing trees that will be remaining
on the site.

12/30/2013: A conflict may be created by placing the 3 compact vehicle spaces along the
west property line. In order for the drivers of any vehicles parked there and faced fwd. the
driver would have to back up and make a complete u-turn in order to exit. You could
provide an added compact parking space to the two facing the street and west of the right
providing a backup for the three spaces and eliminating the three compact spaces facing
west. Therefore you would only be reducing 2 compact parking spaces overall.

gain access interior bollards or other measures should be made to prevent the opening
from being blocked within the trash enclosure.
RESPONSE: Trash enclosure has been revised to reflect a man-door and has been moved
with the site re-design so we think this works better.
