RE: Alternative Compliance Request for Bike Parking on Meldrum Office Building
This is an Alternative Compliance Request to Section 3.2.2(C)(4)(b) of the City’s Land Use
Code, which addresses bike parking and requires 20% enclosed and 80% fixed. The current
plan proposes 100% of the bike parking to be enclosed.
We are requesting approval for an alternative compliance that we feel meets the standard
equally well or better than a plan which complies with the standards.
Reasons supporting the request include:
The plan proposes 14 bike parking spaces, all located within the building and conveniently
accessed through a door near the front of the building along the north side. No fixed spaces
are located immediately in front of the building in order to provide a clean look for the entry
and an area for pedestrians to sit and gather. The current plan is providing 3 more spaces
than what would be required. Additionally, there are 6 existing bike spaces located nearby
along the street frontage of the property to the north, also under the same ownership.
For the reasons outlined above, the applicant believes that the proposed plan meets the review
criteria equal to or better than an alternative layout.
