When FEMA establishes a 500-year floodplain, they will probably use existing aerial topography which may not include site-grading being proposed as part of this project. If as-built topography is available, they will be able to adjust the 500-year model to include the changes made as part of this project. It would be advantageous for the property owner to have an as-built grading plan in their files and for the Stormwater Department to have one in their files.
