The concern is with which elevations will be facing the street for buildings 1 and 2 and 7. Response: Please see revised elevations. Topic: General Comment Number: 1 Comment Originated: 05/17/2013 05/17/2013: Note number 18 on the site plan should be reworded per the November 7, 2012 discussion stating that the ground floor is not be leased out separately or separately occupied from the residential unit above because the upper and lower floors are not fire separated. Response: We are happy to reword note 18, however if you recall the reason we decided not to allow the upper floor and ground floor to be leased out separately was because of parking demand. If you recall, in accordance with notes 17, 19 and 20, the buildings may or may not have a fire separation between the upper floor and the ground floor business space. Which elevation will the meters be located? On buildings one, two and seven, they should not be facing the street. Response: The note has been revised accordingly. The building elevations have been labeled to clarify that the meters will not be on the street facing facades of buildings 1, 2, and 7. Response: It is our understanding that we were given the option at staff review to stub this to the property line, but not cross it, and therefore not trigger the need for an easement. Comment Number: 4 Comment Originated: 05/28/2013 05/28/2013: Sheet C3 - There is a storm drainage pipe shown on this sheet and a couple other sheets that extends from the access drive to the east and across the eastern property line. There is no design or callout for this pipe and it is not mentioned in the drainage report. Response: This storm sewer has been removed from the plans. Please contact NWCWD to discuss there crossing requirements, signature block, pipe clearance, etc. The pipe needs to be shown in the profile. Response: Acknowledged. Please add additional spot elevations in this area to make it clear that no more than 750 square feet of private drainage is draining out the driveway and off the project. Response: This is intended to be the low point of the emergency overflow for the pond. Additional grading information has been added to the plans in this area. Please add additional information. Response: Additional grading information has been added to the plans. The drive aisle functions as the emergency spillway for the pond. Department: Stormwater Engineering Contact: Jesse Schlam, 970-218-2932, jschlam@fcgov.com Topic: Erosion Control Comment Number: 1 Comment Originated: 05/29/2013 05/29/2013: The erosion control requirements are in the Stormwater Design Criteria under the Amendments of Volume 3 Chapter 7 Section 1.3.3. The current Erosion Control Materials Submitted does not meet these requirements. See redlines for corrections in the Erosion Control Plan. The Erosion Control Plan should be separated out from the Grading and Drainage because it is overcrowded and impossible to determine what all BMPs are called out for. It was also noted that there was no Inlet or Outlet Protection, Straw bales were called out for and are not a valid BMP. The Plan could also use a Key to better understand the symbols. Every BMP called out for on the plan should have a detail to match it. The site will also have to supply Erosion Control Escrow Calculations. It has been moved closer to the drive aisle in a similar location as the rest of the meters.
