utility coordination meeting occurs, it would be helpful to include him.

03/01/2013: Properties are responsible for improving all frontages of their property during
redevelopment. Per section 3.6.2(J)(2) of the Land Use Code this applies to alley's being built
to LCUASS standards for this zone district as this development is more significant than that of a
Carraige House.
A modification request has been submitted and approved by the City of Fort Collins.

03/01/2013: Keep sidewalk straight along Magnolia Street to avoid the meander and align with
adjacent property sidewalk. Bring sidewalk along Wayne Street back to right of way to allow for
wider parkway and better alignment for future sidwalk connections on adjacent property.
The sidewalks have been re-aligned according to discussions following Forestry’s assessment of
the site. Along Magnolia, the walk aligns with the neighbors to the east with a 10.7’ parkway. The
walk swings clear of an existing tree near the intersection of Wayne and Magnolia leaving a short
area with a parkway of 4.5’. The sidewalk along Wayne Street has a 5.5’ parkway, matching the
walk found further south towards Mulberry Street.

be in a platted easement across the new lot if these lots will be separately owned. If this
service needs to be relocated system modification charges will apply.
Acknowledged - The existing utility service runs from the corner of the existing house southeast to
the alley, beneath the existing garage. A 6’ utility easement on the South of the garage and a 10’
Drainage and Utility Easement on the North have been dedicated on the plat should the service
need to be relocated.
